It is complicated advice needed

It is complicated! Bought a subsale condo and the old MC had allow direct transfer as previous owner settled all outstanding maint and service fees. The old MC hands over to the new MC and detail check shows that the previous MC had swindled all the maintenace money and their receipts and bank account does not reconcile. The new MC reverse the receipts (some other residents also affected) and now my statement shows i owe maintenance fees for 2 years! My question is:

1) can the new management just reverse account like that and put the burden back on residents where it is actually a missappropriation of monies from the previous MC. They should go after them not us the residents

2) what can we do now to get the current MC to reverse back the amount . They keep harassing us by sending reminders sms, emails and put our name on lifs as though we really owe them

3) can we take legal action against the current MC for defamation

Anyone with similar situation and experience that can share. Thanks

Inheritance tax

IF today the govt implement inheritancetax of 10% (meaning if you pass on your property of say myr2m to your next generation, myr200k will be tax) how will this impact the property price?

DOES IT MAKE SENSE?

DOES IT MAKE SENSE?

double storey freehold in BU sell only at myr1.1m with nearby amenities, school includes international schools, major shopping mall and the land is yours (quality living) vs Uptown residences selling the same price at only 1300sq ft and high rise high density surrounded with old shoplots and terrible jam. (Low qualty of life)How the pricing being done?

Best of all, BU d/s rent out only 2200 a mth and uptown residency rent out 5000 a mth. Can anyone figure out what type of pricing is this.? You pay less for quality living? CRAZY!

Dear sifus,

Which is the better investment in terms of rental yield or capital appreciation say in 5 years time:

10 yrs subsale 3 bed room mid cost condo with basic condo facilties with maintenance cost of 0.15cents sell at myr400k or a new chic 1 bedroom service apartment with 5 stars facilities at 0.38cents maintenance selling at myr600k. Say both are freehold within 5 mins walking distance from lrt station in klang valley?

Assuming the old condo is well maintain and both are in same vicinity.

Cheers
