            <title>Taman Tun Bangalow/Semi-D viewing</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;As I am searching for a place for my parents, I&amp;#39;ve gone to Cyberjaya and recently went to view in TTDI. It&amp;#39;s a nice neighborhood with nearby mountains for climbing, educated group also, and many well-to-do people staying there. As my budget is approximately 3M ringgit. I&amp;#39;ve taken a look at few units:&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Jalan Rahim Kijai&lt;/b&gt;&lt;br /&gt;I visited a nice fully reno two storey semi D, the land size is about 5700 SF and build up about 4500. Well maintained and asking ~3.9M. This street has bungalow and Semi-D lined up, some with private security guards. However the taman guard house is quite make shift and I feel that people can sometimes can in and out too, maybe I am wrong. Not sure.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Jalan Rahim Kijai / Jalan Amminuddin Baki&lt;/b&gt;&lt;br /&gt;A semi D in Jalan Rahim Kijai facing Amminuddin Baki. LA 3600 SF and BU 4600 SF. Fully reno. ~ 3.2M.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Lorong Zaaba&lt;/b&gt;&lt;br /&gt;Two storey semi D also. Land size about 3600 SF and build up is 3600 too. Not so well maintained and needs major renovation. ~2.75M. There is no security guard post.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Jalan Leong Yew Loh&lt;/b&gt;&lt;br /&gt;Two storey linked. Mosque nearby and split level, guarded. Not considering. ~3.2M&lt;br /&gt;&lt;br /&gt;I am not super familiar with TTDI even though it&amp;#39;s a frequented area, any advice appreciated&amp;#33; &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;</description>

And overhang is only new units and 9 months unsold.&lt;br /&gt;&lt;br /&gt;What do u think is the total overhang in Klang Valley if we include new units unsold &amp;lt; 9 months and second hand sales unit?</description>

            <title>Buying Puchong Bungalow</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;Malaysian abroad here. I recently made a trip back home to see if there&amp;#39;s a house to buy for my parents. Cyberjaya has always been my favorite due to the scenic lakes and quieter surrounding but after viewing that area I opted to not choose Cyberjaya as my parents commented that it is too out of the way, and they prefer a neighborhood that is more lively, hence I am now looking at Puchong.&lt;br /&gt;&lt;br /&gt;Is there any recommendation for bungalow houses old or new priced around 2M Ringgit in Puchong area that maybe someone would recommend? Thanks&amp;#33;&lt;br /&gt;&lt;br /&gt;I will also do my survey and post some survey results.             <title>My survey in Cyberjaya for bungalows/semi-D</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;There are already much more extensive thread about Cyberjaya and the residences housing, my apologies if I should have followed the practice to post in existing thread. I want to put a personal summary of what I observed during my house searching.&lt;br /&gt;&lt;br /&gt;Malaysian abroad here. I recently made a trip back home to see if there&amp;#39;s a house to buy for my parents. Cyberjaya has always been my favorite due to the scenic lakes and quieter surrounding.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Surveying observed&lt;/b&gt;&lt;br /&gt;&lt;b&gt;1)&lt;/b&gt;There are a huge condo hangover especially nearby the upcoming government hospital area where they are easily several thousand units of condo in just that area which are mostly without residence, this is especially scary when Cyber has north of 100K population only.&lt;b&gt;2)&lt;/b&gt; Many of the unit price have not appreciate after many years, someone in another thread said that the Cyberia condos opposite MMU now sell as much as what was sold ten years ago. Same goes for pricey Eco Glades, the irony is that even the SP Setia worker who brought me around commented that the prices have not appreciated, in fact it has fallen. &lt;b&gt;3)&lt;/b&gt; There are still many upcoming lots. I was at one Mulia residence thereby they are building super link / semi D houses.&lt;b&gt;4)&lt;/b&gt; Setia Eco Glades is the gem in Cyberjaya commanding premium, people are willing to purchase even though they know that the property value will not appreciate in several years. The bungalow units seems to sell fast.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Setia Eco Glades&lt;/b&gt;&lt;br /&gt;The gem of Cyberjaya&lt;br /&gt;Lepironia ~2.4M per unit, showroom ~2.5M&lt;br /&gt;Charm of Nusantara ~2.9 subsale bangalow&lt;br /&gt;Isle of Botanica ~1.9M for Semi D completion in 2022, bungalow all sold out&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Sejati&lt;/b&gt;&lt;br /&gt;I rate it second after Cyberjaya&lt;br /&gt;~1.9M developer unit 40*90 (other units sold out). Since all subsales unit has gone up, maybe there will be lelong unit coming up due to overhang&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Perdana Lakeview&lt;/b&gt;&lt;br /&gt;It&amp;#39;s slightly like Setia but more spacious and claos near to the lakes, it looks abit deserted as there are a few non residented units and grass growing especially, I am guessing, the private titles whereby people buy land to build, seems a little deserted. &lt;br /&gt;40*85 3800buildup, going 1.6M&lt;br /&gt;40*85? 4500buildup, going 2M&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Mulia&lt;/b&gt;&lt;br /&gt;The showroom looks good, but I prefer to already build sub sale unit where I can have a sense of how the community is like&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Lakefront Villa&lt;/b&gt;&lt;br /&gt;Doesn&amp;#39;t feel good, built right beside the condo unit Lakefront Condo, and it is said that there are Aedes issues.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;u&gt;What am I looking for?&lt;/u&gt;&lt;/b&gt;&lt;br /&gt;I am looking for a residence with gardens for planting, preferbly cooling and quiet either near to the lake or areas with more greens, that&amp;#39;s why Cyberjaya is ideal, but the serious overhang issue and knowing that my property will not enjoy appreciation is kind of a bummer. The house is for parents and when I am home in Malaysia, parents says don&amp;#39;t want to move but I am thinking of getting a better place for them since I have some extra savings. Even though looking for condo, the buildup itself can be smaller but the land size should be bigger for our dogs, plantings etc. Not buying for investment but I also don&amp;#39;t want to be buying knowing that it will be &amp;quot;value losing&amp;quot;.</description>

            <description>Hi people,&lt;br /&gt;&lt;br /&gt;Thanks for all the advices and constructive criticism, I&amp;#39;ve decided to test water by using Robo advisory Stashaway.&lt;br /&gt;&lt;br /&gt;Some items&lt;br /&gt;1. I know some will say it&amp;#39;s unproductive since it&amp;#39;s smarter and cheaper to invest directly into ETFs using an international trading account. I will also do that but after my relations manager give me a call (he is a bit slow maybe because my money is soo little)&lt;br /&gt;&lt;br /&gt;2. Autowealth has a better fee structure, but I cannot go to Singapore to open Autowealth so just have to make do with SA since was also gonna choose between the two. Once I confirm my account is with a custodian but not SA directly I will put some money in. &lt;br /&gt;&lt;br /&gt;3. Am not looking for party lifestyle or area, just somewhere less touristy, non-upscale area nearby or in Phuket or Bangkok. If in Malaysia&amp;#39;s context, maybe like what Bandar Utama is to Kuala Lumpur.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve been to Thailand many times but only as tourists, just wondering for you with tons of experience, compared to Malaysia/Kuala. If I have never contributed to EPF, as I have never worked in Malaysia. since I left home after high school.&lt;br /&gt;&lt;br /&gt;I am guessing I am not entitled for any EPF, but am I entitled to anything? Retirement stipend or anything?
