Subsale vendor last 90% goes to seller or law firm

Hi sifus,

Very quick question.
For subsale, if the property has no loan. Does the buyer's bank release the 90% funds to seller's bank account or to seller's lawyer.
Or need to imply condition for this arrangement? i.e direct seller account.
