            <description>先說我覺得滿意的...&lt;br /&gt;1）我的招待員是家恩，很友善，讓我們覺得有被歡迎的感覺&lt;br /&gt;2）婚紗的選擇很多很漂亮，我的配套也無需另外加費用 （雖然我試了很少）&lt;br /&gt;3）化妝老師Helen很厲害，她的妝容很漂亮，人也很好... &lt;br /&gt;4）一日遊的嚮導阿嚕咪，超好人超友善... 和我們聊了很多，還買東西給我們吃... 真心感謝阿嚕咪讓我們覺得有被重視到的感覺，是唯一我們覺得整個婚攝經驗最開心的地方 &lt;br /&gt;&lt;br /&gt;現在聊聊我們不滿意的部分... &lt;br /&gt;&lt;br /&gt;1）門市說好有一日遊，結果問起說我們的單據上沒寫，可是最後我們堅持下還是有提供我們一日遊&lt;br /&gt;2）說好的20檔花絮旅拍是那種花絮拍攝，比如拍照當天吃盒飯照片，在車上累到睡著的照片，結果變成和工作人員的合照+一兩張整理衣服的照，旅拍也是把相機給導遊拍照就算旅拍了... 難道我要這種普通的照片不能讓路人幫我們拍么？（還能直接拿完全檔）更何況我們還自帶了3腳架...&lt;br /&gt;3）試衣服的時候助理本來還很熱情地說：你們可以選看看，想試的可以自己從那些裙袋拉出來一些她就會幫我們拿讓我們試... 說完她就去倉庫裡面拿了很多裙子讓我試... 我自己選了4件她只幫我拿了其中1件（還是我和她說我想試她才拿下來）結果試完她幫我們選的婚紗和1件我選的她就直接說：滿意的話就這幾件吧（平均每种款式選2件然後各款淘汰一件）... 雖然裙子都很漂亮沒錯，可是好歹大老遠來的當然想多試幾件... 所以就和助理說我可以再試試別的嗎？助理一臉為難的說當然可以... 之後卻又一直問我哪裡不滿意為什麼還要試... 最後我也就不試了，走之前就連我的招待員家恩都表示嚇到，說我第一次看到有人選這麼快呢... （我心情超低落，聽了家恩說的感覺助理對我們特別敷衍了事）&lt;br /&gt;4）男生的服裝少的可憐，前一天的選擇只有黑色（基本上只是量尺寸）其他顏色都需另外付費... 剩下的由燈光師當天為准新郎搭配... 因為我選了一件輕婚紗想拍一套比較輕鬆的，燈光師也依這個風格幫我男友配搭，可是事前完全沒和我們溝通，當天才決定要男友穿回自己的褲子（而我男友因為不知道會用他自己的所以選了一件比較丑的褲子）&lt;br /&gt;5）攝影師的照片不錯，可是不怎麼好相處... 幾乎沒笑過也沒和我們聊過天... 前一晚溝通說想旅拍的方式（那種很接地氣的照片，比如逛夜市的）攝影師說有人潮不好控制，我們也接受了... 最後攝影師要的話只能他帶一些道具拍出旅拍的風格（拿著行李箱之類的）可是當天完全沒所謂旅拍的道具 （硬要說的話只有一副墨鏡？？？）&lt;br /&gt;6）選照片的時候說我們加照片的話可以免掉大概4000台幣的郵費（個人表示有點懷疑，畢竟東西不會說很多或很重），說我只需付謝卡，掌中本，光碟和16張4R照片的郵費（她說會很便宜因為這些小東西很輕，結果運費是Rm100，我真想問他們用什麼快遞這麼貴）結果開單的時候換了另一位門市，卻沒有把免運費寫進單裡面... 我們提出來的時候她說郵費一定要付... 結果問起第一個門市她才說我們的免郵費 （一種我們沒注意到的話又要多付4千台幣的概念）最後也一句抱歉也沒有&lt;br /&gt;7）美編我也是醉了，畢竟門市說有美編的效果會很好（加照片才能有美編的服務我也是醉了，所以大家簽配套時要小心問清楚）結果美編的時候用一些和照片不符合的英文句子也就算了，你們能專業一點確保裡面沒有語病沒有錯字嗎？！最後要求他們把一切字都移除...&lt;br /&gt;8）合約上明明說會有400張雙面QR碼的謝卡... 提起這個的時候卻說如果要QR碼只能100張（名片大小附QR碼）還有100張（明信片大小沒QR碼）...那時其實對王品服務已經很失望，所以也懶得吵說合約上寫的是400張都是QR碼的... 結果！！！拿成品的時候！！！來的卻是100張大，100張小，全都沒QR碼！！！門市聯絡了廠商和我們說我們的是寫卡禮盒所以沒有QR碼！！！一句對不起抱歉不好意思都沒有！！！也沒說會怎麼處理！ 所以你們亂答應之後廠商做不到是打算要顧客買單是嗎？！最後我們真的生氣了說了一大堆問他們打算怎麼解決才問我現在是不是希望有QR碼說會讓廠商重新處理... （也是一種我不追究就打算敷衍了事把沒有QR碼的謝卡還給我們的概念！）&lt;br /&gt;9）旅拍的照片雖然我們已經完全沒期待，可是說會選20檔放進光碟裡也突然沒一回事了... 沒任何檔案... 提了之後才說會提醒她們發給我們檔案...&lt;br /&gt;&lt;br /&gt;總結來說&lt;br /&gt;1）在王品要把全部說好的寫得清清楚楚！（千萬別相信口頭承諾）&lt;br /&gt;2）就算單上寫好的凡事也要自己追究才能拿到...&lt;br /&gt;3）看到別的婚紗公司總是會有多的特別服務，我們的卻是事事計較才能拿到我們應有的</description>

            <title>SPA &amp;amp; LOAN (PBB) LAWYER NEEDED</title>

Loan is all approved and we decided to go for PBB loan. &lt;br /&gt;&lt;br /&gt;I was told lawyers has their panel bank and we need to look for lawyers which are able to handle PBB loans.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m a first time buyer so not really sure how to get a lawyer. Is there anything to look out for? Was wondering if there&amp;#39;s any recommendation as well? (preferably lawyers that handle PBB loan who don&amp;#39;t delay stuffs) &lt;br /&gt;&lt;br /&gt;Btw, I understand if my purchase is not more than 500k, we&amp;#39;re entitled to stamp duty exemption for the first 300k. Just wanna know if there&amp;#39;s any more other rebate for first house buyer?</description>

            <title>Help Needed -Strata Title Enquiries</title>

            <description>Hi,  I&amp;#39;m interested in buying a 2nd hand leasehold property. The agent mentioned to us that the unit itself already has strata title but the current owner has not applied for it.  (Yes we can confirm that the condo has issued strata title cause another potential seller told us that they already got theirs). &lt;br /&gt;&lt;br /&gt;Is there any hidden complications where the owner did not manage to apply for the strata title and if anyone can advise me on anything to look out for? &lt;br /&gt;&lt;br /&gt;Agent now mentioned that owner will bear the strata title application cost. Will if be faster if we apply directly then charge it to the owner or do we have to get the owner to apply then transfer to us?</description>

            <title>Commercial Title- TNB, Quit Rent and Assessment</title>

            <description>Hi, I&amp;#39;ve recently booked a unit @ KL Traders Square only to realise that the property is in commercial title.  &lt;!--emo&amp;:(--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sad.gif' border='0' style='vertical-align:middle' alt='sad.gif' /&gt;&lt;!--endemo--&gt;  I&amp;#39;ve some queries I hope someone would be able to help me here. &lt;br /&gt;&lt;br /&gt;a) I&amp;#39;ve saw that some says that the developer is trying to help us convert TNB back to residential rate. Can anyone confirm this? If developer fails, how is the success rate if we are to apply ourselves after handover of key? &lt;br /&gt;&lt;br /&gt;b) As for the assessment rate, I&amp;#39;ve heard that:-&lt;br /&gt;&lt;br /&gt;i) we can apply to convert our title back to residential to enjoy residential quit rent and assessment rate. Is this true and historically has people actually managed to convert their title?&lt;br /&gt;&lt;br /&gt;ii) we can appeal the rate and has to attend hearings to change our rate. Is this true and if the appeal is sucessful does this mean we could enjoy residential rate or does the rate get revised in accordance to their justification? (which might be more than residential rate)&lt;br /&gt;&lt;br /&gt;c) I&amp;#39;ve heard that for KL Trader&amp;#39;s Square area the rate is 4% for residential and 7% for commercial, can someone confirm this? &lt;br /&gt;&lt;br /&gt;d)Quit Rent seems to be not an issue since the amount is immaterial, i saw that residential is RM0.035/square feet but couldn&amp;#39;t find the commercial rate.
