            <title>Best ROI mortgage calculation - case scenario</title>

            <description>Hi everyone, am very busy and not very good with maths calculation,  so would like to ask for the sifus and experts here for opinion to maximize my return.&lt;br /&gt;&lt;br /&gt;I am getting 2 similar properties as below, and I will be selling off these 2 properties in 3 years. (please do not get yourself concern on whether I will be able to sell it a not, just wanted to know which is the sensible option if I am selling it in 3 years). &lt;br /&gt;&lt;br /&gt;Loan tenure: 35 years.&lt;br /&gt;Property value - RM 353,000&lt;br /&gt;Loan Amount: 317,700 at 90%. &lt;br /&gt;&lt;br /&gt;loan options:&lt;br /&gt;1) Non MRTA - 3.1% - RM 317700&lt;br /&gt;2) 5 years - MRTA &amp;amp; CI - 317700 + 2360 = RM320,060- 2.95% &lt;br /&gt;3) 5 years - MRTA &amp;amp; CI - 317700 + 2360 = RM320,060 -  1st year loan - 2.85% 2nd year 2.97%&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I have done some basic calculation and has eliminated options 2 due to 2.95%. &lt;br /&gt;&lt;br /&gt;Remaning options are &lt;br /&gt;1) Non MRTA - 3.1% - RM 317700&lt;br /&gt;2) 5 years - MRTA &amp;amp; CI - 317700 + 2360 = RM320,060 -  1st year loan - 2.85% 2nd year 2.97%&lt;br /&gt;&lt;br /&gt;Done just a very basic calculation, and I felt that the NON-MRTA options yield the best, as I am only saving around an extra RM 40 per month by opting for the lower interest rate, while saving on the additional RM 2360.&lt;br /&gt;&lt;br /&gt;Which options of the above will yield the best return if I will sell these properties in 3 years? Appreciate everyone&amp;#39;s advice on this. Thank you. &lt;br /&gt;&lt;br /&gt;</description>

            <description>Hi guys I’m currently looking for a studio for rent. Budget 1k-1.4k  Just for the room. Yes I know of utilities being expensive etc&lt;br /&gt;&lt;br /&gt;Work around prime area OKR/midvalley and so far only have found 2 suitable studio &lt;br /&gt;&lt;br /&gt;1) expressionz exsim&lt;br /&gt;2) empire city - Marriott international &lt;br /&gt;3) empire city - halo (very cheap but the review and security is absurd) &lt;br /&gt;&lt;br /&gt;Would appreciate if you have any suggestion as my knowledge is quite limited when it comes to surrounding studio / soho.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Blacklisted the following:&lt;br /&gt;1) SCOTT garden ( a lot of prostitute and very chaotic?) &lt;br /&gt;&lt;br /&gt;P.s if there’s any high class condo with 2 room (e.g south view) for suggestion it’s good as well&amp;#33;&lt;br /&gt;Just wanted to minimise tenants around the place I’m staying.&lt;br /&gt;&lt;br /&gt;Many thanks for this&amp;#33;</description>

            <title>Dilemma &amp;#33; Which job to go for?</title>

            <description>As per question&lt;br /&gt;&lt;br /&gt;I am currently still in entry level position with limited experience(less than 1 year), would love to expose myself to more learning opportunities and workload.&lt;br /&gt;&lt;br /&gt;My current 1st job is paying around 6-7k Basic, but the workload is extremely low these days (been for half a year). Basically I am only working for 2-3 Hours in the office, and spent the rest of my time reading books or doing whatever.&lt;br /&gt;&lt;br /&gt;Tried to apply to other company but due to my limited experience and the budget of the other company, they could only offer around 4.5k-5k for Junior with &amp;lt;1 year experience&lt;br /&gt;&lt;br /&gt;What I am currently afraid right now is the possibility of myself lagging behind my peers in terms of practical experience and knowledge, as I don&amp;#39;t really have much hands on work, and compensating it through reading would not help. &lt;br /&gt;&lt;br /&gt;Should I try looking for other similar jobs with maybe higher pay and stay for now (this is hard and its wasting my time as time goes on)? I have wasted half a year now and I don&amp;#39;t feel like I am adding any value to myself. But then again Current Salary is important to negotiate for higher salary in the future. So what would your choice be? Thanks.&lt;br /&gt;&lt;br /&gt;Edit : since everyone’s been suggesting to go for additional prof cert, I’m in the legal industry and I have taken all the required professional certificate / papers required</description>

            <title>Ways to suppress your appetite</title>

            <description>Aside from drinking lots of milk at once or chuck down protein milk shake , I couldn’t find anyway to suppress my appetite recently. I still go to gym 3-4 times a week. &lt;br /&gt;&lt;br /&gt;I can basically go on and eat rm100-200 these days by having 2 lunch and 2 dinners and tons of snacks. &lt;br /&gt;&lt;br /&gt;For example. &lt;br /&gt;1. 1 family mart ice cream + korean kimchi ramen  today at 11am&lt;br /&gt;2. Mix rice + pork noodle soup + 2 half boiled egg  at 1 pm &lt;br /&gt;3. Llao llao yogurt ice cream in evening &lt;br /&gt;4. Tokyo secret cheese tart &lt;br /&gt;5. For dinner at 8 pm , 8 chicken  wings + fries + Cole zero  &lt;br /&gt;6. After that, ate chee cheong fun + hainan chicken breast rice &lt;br /&gt;&lt;br /&gt;I felt that after my bulk which I increased from 2500 all the way to 3500/4000, my appetite have gone haywire and suprisingly my metabolism seemed to be in line with my daily binge eating ( my basal metabolic rate is 1750 on hospital screening 3 years ago, that’s the weird part)  . I did not gain much weight or anything from these binge eating while still maintainaing my abs and lean body at around 11-12% body fat. &lt;br /&gt;&lt;br /&gt;However I felt that all these unhealthy diet is stressing out my body and organs. I got to fix it quick / reduce my metabolism back to normal level. Don’t want anything bad to happen when my body report comes out in future . &lt;br /&gt;&lt;br /&gt;Thank you everyone&amp;#33; Hope to hear some secret / bro science technique to suppress appetite . For me chugging down tons of similar food or liquid seems to be the best way to turn me off but I’m getting sick of it.</description>

            <title>Investment newbie- 50k extra funds</title>

            <description>Hi everyone, I’ve Been spending days reading up about ASNB and it seemed like the best risk free choice for now . Looking for more alternatives&lt;br /&gt;&lt;br /&gt;I had decided cash out my FD upon maturity.&lt;br /&gt;Here are my financial breakdown.&lt;br /&gt;&lt;br /&gt;1) 50k cash liquid cash &lt;br /&gt;2) 65kcash in solar business with 13% annual yield. &lt;br /&gt;3) few thousands in saving account &lt;br /&gt;&lt;br /&gt;I do not have 3 months income statement yet therefore property investment is out of the picture. &lt;br /&gt;&lt;br /&gt;Here’s my plan/problem, &lt;br /&gt;&lt;br /&gt;1) *ASNB DILEMMA*&lt;br /&gt;Seeing that ASNB is such a good deal in comparison to FD, should I try to invest 50k cash by trying hard to topup everyday until I hit that amount? Or how should I diversify it.&lt;br /&gt;&lt;br /&gt;Plan A is to open 20k FD with CIMB for its 4.4% , while the remaining 30k go straight into ASBN fixed price fund&lt;br /&gt;&lt;br /&gt;Or Plan B to just try and dump all 50k into ASNB whenever it’s possible ? After browsing almost hundred of pages on ASNB forum, it seems that everyone is quite obsess with ASNB . &lt;br /&gt;&lt;br /&gt;2) *SALARY ASSIGNMENT* &lt;br /&gt;my plan is to take out 30% of my Salary  or (all of my remaining income into ASNB), does it sounds like a plan? Due to my job requiring myself to work past midnight everyday, I wouldn’t have time to manage or research much about finance stuff, what other investment vehicle would you guys suggest ? &lt;br /&gt;&lt;br /&gt;3) *cashing out solar business*&lt;br /&gt;I can cash out the 65k anytime, but the problem is would my investment yield percentage increase with a large amount of cash being available? Are there such investment alternatives/opportunities that I have not known of?  &lt;br /&gt;&lt;br /&gt;Thank you everyone for your valuable opinion, I myself have very zero practical knowledge on investment product to grow my own funds and would like to hear more about it . Potential appreciation of price in comparison to subsale property (quite stagnant price already)&lt;br /&gt;3. Everything is brand new and fancy &lt;br /&gt;&lt;br /&gt;Cons &lt;br /&gt;1. Need to pay interest based on the loan disbursed, there could not cover mortgage with rental . &lt;br /&gt;2. Possible delay by developer &lt;br /&gt;3.             <title>Buy or rent as a freshgrad?</title>

            <description>My family have no broad knowledge when it comes to property knowledge or anything. What they normally preach would be to buy property first instead of renting . &lt;br /&gt;&lt;br /&gt;I am going to start working soon in Kl area upon return ing to Malaysia and they have been suggesting to get a property straightaway instead of renting. Problem is :&lt;br /&gt;&lt;br /&gt;1) is it a good idea if to get a 3 room service apartment (around 400-600k) property and rent out the other 2 as passive income instead? - that’s their suggestion but I found out it to be much of a traditional approach.&lt;br /&gt;&lt;br /&gt;2) would it be ideal to pay all of at once in one transaction for property of 500k? I could not get a mortgage for sure as I am currently unemployed and my means of profit are through crypto / stock investment which is not a valid basis for getting any mortgage. I am not interested In getting my parents being involved in any legal/equitable title . And I do not like the idea of bank getting profit through my loan interest since I hAve the capital for it. (Could someone enlighten me on this?) &lt;br /&gt;&lt;br /&gt;Thank you everyone and As I said my close associated relatives and myself have very limited knowledge in regards to property.</description>
