Auction Unit with Grr Upfront Collected

Hi Guys seeking your advise on units being auctioned off. Units are with GRR and upfront GRR of 2 years being collected by the first buyer. If I were to bid for the unit would I be able to stay at the unit as the agreement is between the first buyer and the management company / developer ? Or I have to honour the grr signed between the first buyer and the developer/ management office ?

Anyone encountered the above before ?
Pls advise. Thanks
