            <title>Eye opening trip to Terengganu</title>

            <description>Went to Kuala Terengganu and Kemaman last week and below are my findings:-&lt;br /&gt;&lt;br /&gt;1) Jambatan Angkat is awesome, very nice view from the inside&lt;br /&gt;&lt;br /&gt;2) I didnt encounter any 99 speedmart and mamak restaurant at all….people here boikot mamak?&lt;br /&gt;&lt;br /&gt;3) Any beach in Terengganu is way better than west coast beach (PD,Langkawi,Morib).Pantai Penarik and Teluk Ketapang is the best in the whole semenanjung IMO&lt;br /&gt;&lt;br /&gt;4) Can find nasi dagang for breakfast,lunch,dinner and supper. Just like bkt in klang. Nasi dagang atas tol is the best (and damn cheap) among all that I’ve eaten so far&lt;br /&gt;&lt;br /&gt;5) Traffic in Kemaman is busier than KT,the state capital&lt;br /&gt;&lt;br /&gt;6) I can see chinese everywhere in Kemaman,but in KT only can see chinese in mall or chinatown&lt;br /&gt;&lt;br /&gt;7) Muzium KT is awesome. Huge museum,clean and well maintained&lt;br /&gt;&lt;br /&gt;8) Can drink beer and eat bkt in the middle of KT (Chinatown). There are few butcher shops in chinatown where you can buy pork in the morning&lt;br /&gt;&lt;br /&gt;9) Keropok seems to be a compulsory side dish in both KT and Kemaman&lt;br /&gt;&lt;br /&gt;10) Coffee in Hai Peng is awesome. You can see all the races dine here together&lt;br /&gt;&lt;br /&gt;11) For chinese, must try fish noodle and crab yong tau foo in &lt;br /&gt;Kemaman. Cant find these somewhere else&lt;br /&gt;&lt;br /&gt;12) Seems like no proper taman perumahan in KT. Most of the people here buy land and build themselves&lt;br /&gt;&lt;br /&gt;Overall,the whole trip is more enjoyable than I thought. Would go again next round to explore the islands&lt;br /&gt;&lt;br /&gt;P/S : KT and Kemaman ppl, if i miss out anything pls let me know.Will re-visit again next year</description>

However, back in the days, there was few shopping mall which truly stood out, and one of them was the Sungei Wang Plaza.&lt;br /&gt;&lt;br /&gt;The Sungei Wang Plaza might be before some of our times. But, it used to be a bustling hotspot of activity. In fact, its busyness can be heavily attributed to one store in particular; their local KFC restaurant&amp;#33;&lt;br /&gt;&lt;br /&gt;The Sungei Wang Plaza was one of four shopping malls available in Kuala Lumpur. So, it was understandably crowded on weekends with people flooding the square. Photos uploaded by netizens showed people crowding the escalators, gathering on each floor and swarming the various shops. In fact, security guards were allegedly dispatched to the floors to maintain order.&lt;br /&gt;&lt;br /&gt;From the photos uploaded, the ever-popular KFC restaurant was apparently located on the ground floor of the plaza, beside the fountain in the square. As it took up one of the prime lots in the plaza, it’s monthly rent was allegedly RM60,000 a year. That’s about the price of a 1,800-square-foot- double-storey terraced house in Klang Valley&amp;#33;&lt;br /&gt;&lt;br /&gt;However, the restaurant was apparently able to keep up with the rent, thanks to their lucrative business. Netizens reportedly claimed that 40 years ago, that KFC restaurant was one of the best branches globally in terms of sales, and that was after converting the sales into dollars&amp;#33; The photos seem to back up the claim, with one clear shot of the restaurant showing how crowded it used to be.&lt;br /&gt;&lt;br /&gt;The KFC restaurant certainly set a record for themselves back in the day. Unfortunately, those glory days have ended, leaving only memories behind.             <description>Hello property sifus, I need to raise about RM100k next year so the fastest and easiest way that I can think of now is buying a property with cashback due to lower interest rate and longer tenure vs personal loan.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Option 1 : New project - Developer offered cashback when we buy direct from them, but most of the projects are not appealing to me due to either poor location or sky high price&lt;br /&gt;&lt;br /&gt;Option 2 : Auction - No cashback, cant markup loan regardless how undervalued the property is (please correct me if I&amp;#39;m wrong). So not an option for me.&lt;br /&gt;&lt;br /&gt;Option 3 : Subsale - Markup the SPA price 10-30% higher than actual selling price. Hence no need down payment + 10-20% cashback depends on loan margin. Please correct me if I&amp;#39;m wrong&lt;br /&gt;&lt;br /&gt;My question for option 3, when and how to ensure that I get the cashback money? Bank will disburse the whole marked up loan amount to seller? or seller&amp;#39;s agent? or lawyer?&lt;br /&gt;&lt;br /&gt;For those who has done this before, kindly share your experience.             <description>Sunday, 18 Sep 2022 10:51 AM MYT&lt;br /&gt;KUALA LUMPUR, Sept 18 — Former finance minister Lim Guan Eng has called on the government to protect the people and not banks’ profits.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The DAP lawmaker said the government should instead demand that banks share their “good fortune” following the rise in the overnight policy rate (OPR).&lt;br /&gt;&lt;br /&gt;“With the OPR increase slowly creeping back up to the pre-pandemic level of 3 per cent, the banking industry possesses a profitable outlook.&lt;br /&gt;&lt;br /&gt;“For this reason, the government should heed the requests from the bottom rung of individual borrowers and the business community, particularly SMEs (small-medium enterprises) for an interest rate waiver and bank loan moratorium for a period of three to six months.&lt;br /&gt;&lt;br /&gt;“The banking industry’s healthy profits can sustain the cost of an interest rate waiver and a bank loan moratorium to help the poor and SMEs, overcome higher prices, rapidly depreciating ringgit, severe labour shortage, bureaucratic red tape, failed policy decision making and U-turns and poor governance,” said Lim in a statement today.&lt;br /&gt;&lt;br /&gt;Lim made this call, claiming that there is a strong perception that the government prioritises banks over borrowers when it gave assurances that Bank Negara’s OPR increase by 25 basis points (bps) to 2.5 per cent does not enrich the banks because they also have to pay higher interest rates to depositors.&lt;br /&gt;&lt;br /&gt;He said the government’s claim that the OPR increases do not enrich banks was not even supported by the banks’ own share research houses on September 9, 2022.&lt;br /&gt;&lt;br /&gt;Lim cited Hong Leong Investment Bank Bhd Research (HLIB Research), which said that banks typically gain from a rising interest rate environment.&lt;br /&gt;&lt;br /&gt;“Banks are still net beneficiaries following Bank Negara’s increase of the OPR, as the net interest margin (NIM) is anticipated to widen,” he said.&lt;br /&gt;&lt;br /&gt;The NIM is a measure of the difference between the interest income generated by banks and interest paid out to depositors. A wider NIM indicates higher earnings for banks.&lt;br /&gt;&lt;br /&gt;Lim added that HLIB Research estimated that every 25bps OPR hike would expand sector net interest margin (NIM) by five to six bps.&lt;br /&gt;&lt;br /&gt;“This would heighten earnings forecasts by 4 to 5 per cent on a full year basis, without taking into account of potential market-to-market losses and higher defaults,” he said.&lt;br /&gt;&lt;br /&gt;As for CGS-CIMB Research, Lim said it had indicated that the OPR increase is likely to benefit banks, as their floating rate loans are larger than their fixed deposits, both of which are adjusted upwards when the OPR is increased.&lt;br /&gt;&lt;br /&gt;It added that if OPR hikes in 2023 were factored in, every additional 25 bps hike would increase banks’ net profit forecasts for banks by an estimated 2.1 per cent.&lt;br /&gt;&lt;br /&gt;In his statement, Lim also cited PublicInvest Research that noted that all banks, in general, will benefit from a rising rate environment.&lt;br /&gt;&lt;br /&gt;“The only difference is not if the banks will record extra profits, but by how much?&lt;br /&gt;&lt;br /&gt;“Clearly, only the government believes that the banks do not earn more profits from a rise in the OPR.&lt;br /&gt;&lt;br /&gt;“This is borne out by the fact that when the OPR was at 3 per cent during pre-Covid pandemic, the banking industry recorded healthy pre-tax profits of RM41.5 billion in 2019,” said Lim.&lt;br /&gt;&lt;br /&gt;When the OPR was reduced to 1.75 per cent by Bank Negara during the Covid-19 pandemic, the banking industry still managed to record healthy pre-tax profits of RM28.5 billion in 2020 and RM33.7 billion in 2021, despite also having to bear the cost of interest rate waiver and bank loan moratorium for the lower income groups.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;#bankerjagabanker&lt;br /&gt;&lt;br /&gt;Inb4 TS DAP macai &lt;!--emo&amp;:lol:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/laugh.gif' border='0' style='vertical-align:middle' alt='laugh.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Inb4 LGE kasi 30 linggek je&lt;br /&gt;&lt;br /&gt;&lt;a href='https://www.malaymail.com/news/malaysia/2022/09/18/protect-people-not-banks-guan-eng-tells-putrajaya/28767' target='_blank'&gt;https://www.malaymail.com/news/malaysia/202...putrajaya/28767&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

Not any more, say most youths in survey&lt;br /&gt;The report by HSBC, titled &amp;quot;The Rise of Asian Wealth&amp;quot;, looks at the rise of wealth in Asia. It was released on Tuesday (Aug 16).&lt;br /&gt;&lt;br /&gt;Among other things, the report examines the projected number of residents that will reach certain wealth brackets in the coming years.&lt;br /&gt;&lt;br /&gt;It does so based on the residents&amp;#39; bank deposits, investments in bonds and equities, assets held by pension funds or insurance companies, as well as their real estate holdings after deducting any outstanding mortgage amounts. &lt;br /&gt;&lt;br /&gt;It compares 15 economies in the region, including Singapore, China, Japan, Malaysia and Taiwan. &lt;br /&gt;&lt;br /&gt;Mr Frederic Neumann, HSBC’s chief economist for Asia, said that although the region is going through economic instability, it is nevertheless worth taking stock of Asia’s rising wealth at this juncture.&lt;br /&gt;&lt;br /&gt;This is because the deepening pool of local savings provides “a measure of resilience against the vagaries of global financial markets”.  &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;S’PORE HAS SECOND HIGHEST PROPORTION OF MILLIONAIRES IN REGION&lt;br /&gt;The report said that currently, Singapore has the second-highest (7.5 per cent) number of millionaire adults based on the percentage share of its population, just after Australia (8 per cent) and ahead of Taiwan (5.9 per cent).&lt;br /&gt;&lt;br /&gt;By 2030, Singapore will take the top spot at 13.4 per cent, followed by Australia (12.5 per cent) and Hong Kong (11.1 per cent).&lt;br /&gt;&lt;br /&gt;By the end of 2030, only around 4 per cent of adults in mainland China and less than 1 per cent of adults in India are likely to be millionaires, noted the report.&lt;br /&gt;&lt;br /&gt;However, in absolute numbers, China will continue to have the highest number of millionaires, rising from about 17 million currently to 50 million by the end of the decade. This figure is projected to rise to nearly 80 million by 2035.&lt;br /&gt;&lt;br /&gt;The number of millionaires in India is also set to hit 6.6 million by 2030, exceeding the whole of the Association of Southeast Asian Nations (Asean) region, said the report.&lt;br /&gt;&lt;br /&gt;However, it noted that the large number of millionaires in some of these economies can be explained due to the large sizes of their population, on top of their wealth distribution and level of economic development.&lt;br /&gt;&lt;br /&gt;INDIVIDUALS WITH AT LEAST US&amp;#036;250,000&lt;br /&gt;At the slightly lower end of the income bracket, Singapore is also expected to see the proportion of its residents having at least US&amp;#036;250,000 of wealth standing at 67 per cent by 2030, up by about 10 percentage points from 2021.&lt;br /&gt;&lt;br /&gt;In terms of the percentage share of the population, this will make Singapore the second-highest city in the region with individuals of this net worth, just after Australia at 70.8 per cent.&lt;br /&gt;&lt;br /&gt;Both economies also occupy the same top two spots in this category in 2021.&lt;br /&gt;&lt;br /&gt;In China, the number of adults with a net wealth of at least US&amp;#036;250,000 is expected to double by 2030 to around 350 million, while the figure in India could triple to 57 million.&lt;br /&gt;&lt;br /&gt;Region-wide, the number of millionaires is projected to jump from about 30 million currently to more than 76 million by the end of the decade.&lt;br /&gt;&lt;br /&gt;For example, Vietnam, the Philippines and India are expected to see the number of adults holding wealth of at least US&amp;#036;250,000 more than double by 2030, with Indonesia and Malaysia “not far behind”.</description>
