How to ask my tenant to move out...properly

Hello, dunno if this is the right place to ask but, i have call it quits with my now ex-partner in January this year, and would like to ask the proper legal way to ask/force my ex to leave. My ex is still living with me as of typing, and refusing and ignoring my request to leave by end of August. No silly replies please

Im the owner, the tenancy agreement ended last April 2021, i first ask my ex to leave by end of april, but my ex requested to give some more time to settle because covid blablabla, ok i accept, gave my ex extra 2months to get out, and willing to continue pay rent. Then come June full lockdown happen, damn, as i predicted my ex ask for more more time since now lockdown. I said ok again (lol), this time i want you out by end of August regardless fmco or whatever phase now. My ex just shrug and say to me, 'see la how'. I told my ex will take legal action if still here, my ex laugh and say i don't even know how to begin take legal action. My ex is right, i don't, so now i'm here. The rest of the story is too personal and wont contribute anythign to the topic.

Uh,so what do you guys suggest? Give proper eviction notice? but my reason may be too personal & thus invalid when applying for eviction notice, and i might not able to afford it. My ex is still paying rent, didn't damage my property (but some of my personal belongings 'disappeared', not related to the property), and the deposit im still holding.

[WTS] Canon 60D + EF 24mm 2.8 (SOLD)

Item(s): Canon 60D + EF 24mm 2.8.

Package includes:
- 60D Body
- Lens
- Original Battery + Charger
- Original Strap

No idea about shutter count but i'm guessing at least 20k+.

Price: sold
Warranty: Nil

Dealing method: COD Only. LRT Stations around USJ/SJ/PJ or places near the station is preferable cause I have no transport.

My Location: Subang Jaya / USJ

Contact method/details: -sold

---
Age of Item(s): 7+ Years (Bought in Jan 2011)

Item(s) conditions: Overall 7/10. Internal components still seems great, body & lens has understandable wear & tear due to outdoor usage most of the time. Obviously the battery recharge lost some of it's efficiency over the 7years but still can last long. Not bad for a 7 year old camera, it was well taken care of. You can further inspect yourself during meet up.

Reason for sale: Not in use, collecting dust.

Picture:

Iphone 5 Screen pops-out by itself

As the title says, my phone was just sitting there and i heard a soft crack, then I noticed the screen is propped up as if something inside was inflated. As far as I know the phone is still working except the Home button is less responsive, and the battery seems to be wonky - e.g phone dies at 90% or 'Instant' charge where low-battery is charged to 100% the moment It's plugged in. A few searches online also shows this is a known issue with other Iphone 5 users as well.

Has any one else experienced this? Were you able to replace/repair the phone with your telco provider / apple reseller? The warranty is wayyy past it's use but at this point I don't mind paying a reasonable fee to fix the issue.
