http://forum.lowyat.net/ Thu, 30 Jul 2026 10:36:32 +0800 FeedCreator 1.7.2 http://forum.lowyat.net/topic/431652 what&#39;s the procedure ?<br /><br />this is the story..<br />I bought a completed house which was still under bumi title. at first, the developer asked me to pay a small amount as booking fees. they said it will take some time to get approval from the government to release the bumi lot. i said ok. no problem as i really like that house.<br /><br />Two months after that the developer told me that they have succesfully obtain the green light for releasing some of the bumi lots in that area. what they need to do is to propose my unit to the government to release the bumi title. they required me to pay 10% downpayment (include the booking fees) as they already submit the proposal. <br />upon paying the balance 10%, they gave me receipt/document to apply for housing loan. They keep pushing when i took a bit longer to get a loan as i was trying to get comparisons between banks to get a better deal. <br />when i applied for the housing loan, it got rejected. the reasons from the bank were that the house was still under bumi title and there is no supporting detail that the house was under process to change title. i got frustrated and called the developer. then the developer asked me for the loan officer number and said they will settle for me. (what&#39;s the reason behind this problem? when i asked the developer, they are not very keen to answer my question)<br /><br />OK.. i get my loan done and already signed with the bank lawyer. then the developer lawyer called me to go to sign the S&amp;P. (so this is one of the question i would like to ask. If i am asked to sign the S&amp;P, it means the house is ready to convert to my name. is that right?) I went to the firm and sign the S&amp;P and stuff.<br /><br />two days after that, i received a letter from the developer stating that the house was inspected by architect and attached is a signed report from the architect. the letter also states that I have to start to settle the bank loan with the developer after 6 months from the date given.
