Hi, as per title, im looking at Indah Alam condo located at seksyen 22 shah alam for investment purpose. After some research, i found that this Shanghai Realty got a problematic project which was Indahria (parking collapse). But then, there are not so much info from google regarding this developer. Anybody heard of this Shanghai Realty? Really appreciate your information.

Leasehold Tenure

Hi..i need you guys opinion in my current situation.

On 2017, i was looking around for property and spotted this apartment which i like but was blown out of my budget..the price then was rm420k, after much consideration i didnt take the risk.

2020. Surprisingly, the unit price has come a long way down to rm330k and this time i think i can afford the apartment. However, after some research, im concerned on the leasehold status. Currently it left with 60 years+ of tenure and my plan is to rent the unit for 2-3 years and then i will stay there myself maybe for 5 to 10years max. By the time i want to sell the property, the leasehold tenure will left less that 50years.

My question is, is it worth it? What is your advice. Below are some details of the unit

Location: good location
Target tenant: family, expat, student (few college around)
Current rental rate: rm1300-rm1500
Maintenance: rm180/970sqft

Must 4k and 55 above. I have checked samsung and it is quite pricier than others.

I recently purchased a house and paying monthly around rm1200..As of now, i would like to allocate extra rm100/mth for the payment but i wonder if better to make extra payment, save on interest or invest the extra rm100/mth on asb(bumi) and accumulate the dividen then maybe lump sum pay when nearing the end of tenure..which one will benefit me better?your expertise is much appreciated..thanks
