            <title>Landlord not Fulfilling Terms and Conditions</title>

            <description>I have recently come into an agreement to rent a dssd directly from the owner. After negotiations, he agreed a basic rental comes with basic fixtures; lights and fans for all areas/rooms and 2 Unit of Water Heaters. &lt;br /&gt;&lt;br /&gt;Paid Deposit on 10 September 2016. Got the keys to the house on 1 October 2016. Installation of the fixtures has just started. Accepted explanation in good faith. By mid October, Landlord informed only installed 2 Unit of ceiling fans because only 2 wiring points and hooks provided by developer. Owner not willing to spend money on extra wiring cost (not to mention the fans).&lt;br /&gt;&lt;br /&gt;Installed water heaters also do not work due to a basic non built-in pump model. Owner said not going to change. &lt;br /&gt;&lt;br /&gt;Since middle of October till early November, he offers no real solution to the problems and getting impatience with me when I kept telling him to fulfill our tenancy agreement. When I put forward a solution on how to tackle the problems, He literally told me to leave the house if I don&amp;#39;t like it and stated he will return my money. &lt;br /&gt;&lt;br /&gt;Now that I&amp;#39;ve agreed to his suggestion, he said he will refund but with deduction (as of now no amount indicated yet). In good faith, I have paid up the total deposit due (payment via Internet banking) and the Tenancy Agreement hasn&amp;#39;t been properly sign, due to some changes in the document and he doesn&amp;#39;t have a soft copy of it (or so he claimed). Note that I have not started staying in the house but in the process of moving my stuff. &lt;br /&gt;&lt;br /&gt;Questions /Discussion &lt;br /&gt;&lt;br /&gt;1. How much should the Owner refund back to me?&lt;br /&gt;2. Since he didn&amp;#39;t fulfil his end of the agreement, and ask me to leave, shouldn&amp;#39;t he compensate me instead of deducting my deposit? &lt;br /&gt;3. Welcome any suggestions and feedback</description>
