unifi hypptv login 'ok' button cannot be pressed

Hi!
My unifi hypptv login 'ok' button cannot be pressed. I can move the cursor around using the remote control, & enter login Id & password using the on-screen keyboard. But once I've done that, when I move the cursor to the 'ok' button, & press ok on the remote, it doesn't do anything, ie not logging in. I can press 'cancel' though, ie the 'cancel' button is active, only the 'ok' button is not active. Has anyone had this problem & able to resolve it? I called unifi helpline, but they keep saying the 'ok' button can be pressed & passing me around from one technician to another but with no solution. Appreciate if anyone can help

Change rent in 2nd year

Hi All.
I am the landlord of a property. I would like to ask about changing the rent in the 2nd year. The tenancy agreement I gave to the tenant states as follows:
1. The Tenancy shall be for a term of 1 year commencing on the 1st November 2010 and ending on the 31st October 2011
2. the Tenant shall have the option to renew the tenancy of the Premises for further term of One (1) year upon the same terms and conditions, covenants and stipulations herein contained PROVIDED THAT:
i. notice in writing by the Tenant to exercise the option to renew is given three (3) months before the expiration of the tenancy; and
ii. the rent payable on the renewed tenancy shall be reviewed subject to further negotiation and having regard to the prevailing market rate of similar premises in the near vicinity of the premises

Since the 1st year is almost up, the tenant requested to renew tenancy for one more year. Looking at market condition, I planned to increase the rent. However, the tenant said I cannot change the rent as the tenancy agreement in (2) above says same terms and conditions. However, I informed that (2ii) states that I can change rent by looking at market rate.

What do you think? Who's right? Any landlord with same experience and changed rent of tenant who renew tenancy?
