1.5 mil cash buy VS loan

hi

Heard my uncle (70 years old, whats his max loan tenure?) cash buy a property with 1.5 mil cash.
I remember its not worth buying with cash, even factored in discount received with cash buy, interested saved etc as money depreciate over and need to calculate inflation as well.
Any experts can explain in details with assumption?
Thanks!

"Tricks" used by agent

What I have experienced
At first we agreed the rental is 3k (example) with internet, who know the agent signed up expensive package for my tenant which cost RM3xx, which I initially thought was only RM1xx. Then before move in, asked me to service all the aircon, clean all the curtains, pest control (said I need to provide receipt, then before the tenant move out, they will do the same)
And when give commission, she told me their company is 1.5 months commission instead of 1 month. I argued then managed to settle back with 1 month, with the condition she will get commission again when the tenant renew. I argue further then finally agreed with 1 month.
It's really stress full dealing with this agent, feel like she is doing two faces between me and my tenant.
Any more tricks they might use? So that I can be more careful?

[WTA] Sold my iphone through mudah, but he opened

Hi

Not sure where to ask for help so decided to try lyn.
Few days ago, i sold my iPhone 6s in mudah for 2k.
My phone was in good condition (no dent, no scratch), we met and deal after he checked the phone face to face.
Then second day afternoon he called me and said my iPhone screen's is not working, the phone can be turned on but no display (iTunes can detect the phone in computer).
Then upon checking the phone, I found out the screen has pop-up a bit, then i asked him what happened.

He said in the morning, the phone no display, so he took the phone to be checked by a phone shop.
The shop said the display is not working after opened it and try it. (the shop said need to replace with another display that cost several hundreds RM300 - RM600, really not sure the shop try to cheat him or he try to cheat me)

The main problem is the iPhone is still under warranty (the buyer knew it, as I have stated clearly in the listing, and given all the receipt during our face to face meet-up)
We argued for a while but I still send the phone for warranty claim with him (although I dont think I need to do so, as he voided the warranty himself, and I don't think there is a problem with the display. Probably the phone halted during booting, just a soft reset will do.)

Now we are still waiting for reply from Apple. But today he sent me a msg said he want his money back and threaten to make a police report.
I am not sure what do now, just try to convince him to wait for Apple reply.
Anyone has experience this before?
What should I do if Apple said cant claim warranty, and he proceed to make police report?
Thank you
