            <title>Does all tyres have to be same brand same model?</title>

            <description>So my mom just got a Yokohama S306 from her friend, never been use because sitting in the boot as backup. About a few years old.&lt;br /&gt;&lt;br /&gt;The problem is she only receive 1 tyre 185/R14 and my mom car uses 175/R14. With that diameter difference I&amp;#39;m advising her to get another 185/R14 to make it a pair. &lt;br /&gt;&lt;br /&gt;So the question is, should I get back the same brand or model?&lt;br /&gt;Or get another tyre with a similar wet grip performance?&lt;br /&gt;&lt;br /&gt;She is a very careful driver, currently using chap palang brand also no problem.</description>

            <title>Rent out rooms made out of container</title>

            <description>Hi.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m moving up into a different investment arena. Last time I use to buy leasehold property with good rents like apartments, etc.&lt;br /&gt;Now I am thinking of buying corner lot with land on it.&lt;br /&gt;&lt;br /&gt;This area I&amp;#39;m looking at is quite good with room rental, which means people rent rooms more rather than whole unit. So I am thinking, can I place a container and allow my tenant to live there? &lt;br /&gt;Why container? Because I intend to rebuild using that land so thinking of putting something temporary.&lt;br /&gt;&lt;br /&gt;Container cafe and restaurants are quite common in JB, so why not a good container that is habitable.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Any laws and regulations I need to take care of?&lt;br /&gt;Do I need to build toilet and into the containers or I just build one on the land and allow them to share it?&lt;br /&gt;May have more questions but can&amp;#39;t think much for now.&lt;br /&gt;&lt;br /&gt;Thanks to all the sifus&amp;#33; &lt;!--emo&amp;:help:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/icon_question.gif' border='0' style='vertical-align:middle' alt='icon_question.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>Bought new Proton, comes with 2007 battery</title>

            <description>Beware of this Proton dealer SUNXXX FRONXXXX M SDN BHD.&lt;br /&gt;&lt;br /&gt;My friend bought a Proton Inspira 2.0 from this dealer in KL for not more than a year. Car manufacture date 2014.&lt;br /&gt;&lt;br /&gt;Yesterday suddenly her car cannot start, upon inspection she found this:&lt;br /&gt;&lt;img src='http://i64.tinypic.com/15rjjba.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;Yes, it&amp;#39;s a 2007 year battery. Batteries are not really expensive but this dealer just throw away their reputation by giving my friend a very old battery. These type of dealer will give Proton a very bad reputation.&lt;br /&gt;&lt;br /&gt;Today she took a bus to Service Centre, the kind manager from Plentong drive her back with a mechanic and fix her a new battery.&lt;br /&gt;&lt;br /&gt;Thanks to Plentong SC manager come down personally to change the battery. Yup, she have to fork out for the new battery.&lt;br /&gt;&lt;img src='http://i65.tinypic.com/o5vlfp.jpg' border='0' alt='user posted image' /&gt;</description>

            <description>&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;OCBC Bank Ups BLR To 5.80 Per Cent&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;KUALA LUMPUR, March 10 (Bernama) -- OCBC Bank (Malaysia) Bhd and its subsidiary, OCBC Al-Amin Bank Bhd, will increase their base lending rate (BLR) and base financing rate (BFR) to 5.80 per cent effective Thursday.&lt;br /&gt;&lt;br /&gt;Their previous BLR and BFR were 5.55 per cent per annum.&lt;br /&gt;&lt;br /&gt;The bank said the increase followed the upward revision of Bank Negara&amp;#39;s Overnight Policy Rate (OPR) last Thursday.&lt;br /&gt;&lt;br /&gt;The central bank raised the OPR by 25 basis points to 2.25 per cent from the current 2.0 per cent.&lt;br /&gt;&lt;br /&gt;OCBC&amp;#39;s mortgage lending rate, the alternative to BLR for home loans, will also be raised to 4.65 per cent per annum, said OCBC Bank in a statement today.&lt;br /&gt;&lt;br /&gt;Customers will also enjoy increases in deposit rates to as high as 30 basis points for deposit placements of three to 11 months and over 12 months.&lt;br /&gt;&lt;br /&gt;OCBC Bank Director and Chief Executive Officer Jeffrey Chew said the OPR upward revision clearly affirmed the growth momentum in the economy, a good sign for the banking industry and commerce, the bank added.&lt;br /&gt;&lt;br /&gt;-- BERNAMA&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;So how much you guys are forking out extra?  &lt;!--emo&amp;:hehe:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/brows.gif' border='0' style='vertical-align:middle' alt='brows.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>Q: How do I avoid paying RPGT?</title>

            <description>&lt;b&gt;What is Real Property Gains Tax (RPGT)?&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;RPGT is a restricted capital gains tax charged on the disposal of real properties and shares in real property companies (RPC) in Malaysia. It is governed under the Real Property Gains Tax Act 1976 (RPGT Act) effective from 7 November 1975.&lt;br /&gt;&lt;br /&gt;Before the RPGT Act was introduced, gains on disposal of real properties were taxed under the Land Speculation Tax Act 1974.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;When would the RPGT provisions be triggered? &lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Generally, disposals of real properties and shares in RPCs would fall within the ambit of the RPGT Act unless they relate to trade transactions. &lt;br /&gt;&lt;br /&gt;The decision tree below can be used in determining whether RPGT would be applicable.&lt;br /&gt;&lt;br /&gt;[attachmentid=1279852]&lt;br /&gt;&lt;br /&gt;RPGT and Income Tax are mutually exclusive. Disposals of real properties and RPC shares would generally be subject to RPGT.             <title>Should I cut or should not?</title>

            <description>I am going to offer the buyer for his freehold landed property, with a mango tree in the front lawn.&lt;br /&gt;The link house is currently tenanted.&lt;br /&gt;&lt;br /&gt;What I found out is the tenant will burn the tree leaves once in a while.&lt;br /&gt;Which I would not want them to do that when I buy over.&lt;br /&gt;&lt;br /&gt;So before I submit my offer letter, like to hear some opinion.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If I cut it down, what is the cost for cutting down a 10 years old tree (including roots extraction)?&lt;br /&gt;If leave the root there, any termite problem?</description>

            <title>[NEWS] Bank Negara to issue RM2b Merdeka bonds</title>

            <description>&lt;b&gt;KUALA LUMPUR: &lt;/b&gt;Bank Negara will issue Bon Simpanan Merdeka totalling RM2bil in two series to Malaysians aged 56 year above.&lt;br /&gt;&lt;br /&gt;The central bank said on Wednesday the first series of the bonds amounting to RM1bil would be on sale from Feb 18 to March 17. The second series of bonds totalling RM1bil would be from May 4 to June 3.&lt;br /&gt;&lt;br /&gt;“The bond, which has a three-year tenure, offers a return of 5% per annum and provides the flexibility for early redemption before the maturity date,” it said.&lt;br /&gt;&lt;br /&gt;Bank Negara said the bond, which would be scripless and based on Shariah principles, was an additional savings instrument for Malaysian citizens who are 56 years and above.&lt;br /&gt;&lt;br /&gt;The bond would also be offered to Malaysian citizens who are retired on medical grounds regardless of age.&lt;br /&gt;&lt;br /&gt;It said the minimum investment was RM1,000 and the maximum amount at RM50,000 per investor. This limit applied to aggregate holdings per investor for the two series of Bon Simpanan Merdeka issued in 2009.&lt;br /&gt;&lt;br /&gt;The bonds can be subscribed at all commercial banks, including Islamic banks, Bank Kerjasama Rakyat Malaysia Bhd, Bank Simpanan Nasional and Bank Pertanian Malaysia Bhd.&lt;br /&gt;&lt;br /&gt;The allocation of Bon Simpanan Merdeka 01/2009 is based on first come first serve basis.
