Strata Title - Lawyer Fees

Hello,

I bought a SUBSALE NEW property in KL 1 year back and just received a letter from the developer stating that the Strata Title for the property has been issued by the authorities and I have 1 year to execute the Strata Title transfer.
The purhcase price is RM595,000.

I had requested the same solicitor (previously worked on my S&P) to provide a quotation to me for the work to carry out the Memorandum of Transfer.

Below outlined some of the charges:-

Professional Charge
1. Memorandum of Transfer (MOT) - RM1153.75

Disbursement
2. Government Service Tax (6%) - RM69.23
3. Stamp duty on Memorandum of Transfer (estimated) - RM10
4. Registration for Transfer - RM120
5. Land Search & CCM Search - RM120
6. Printing, telephone & fax - RM50
7. Travelling - RM300
8. Miscellaneous - RM50

Hope you guys can enlighten me on the calculation for the MOT?
What other charges here can be omitted?

Lawyer Fees

I just bought a new condo - SUBSALE last week and currently looking for financial loan and lawyer to handle all the documents.
As this is my first property, I am quite new here so the property agent recommended a lawyer firm to me and today the lawyer quoted me the price which I think is legal fees for SnP only.
But how about the Loan Agreement legal fees? The bank will provide?
Can anyone share with me how to negotiate and cut down the legal fees here...it is too pricy for me..really appreciate all the advice. Thanks.

I am looking to buy a house for own stay in Ampang Area, but i was told by agent that most of the residential unit in Ampang in leasehold.

When i search through property web and found this Renjana condo - freehold, 1000sqft, subsale price selling <400k...cheap? How could that be possible?? Something fishy..

I am buying my 1st house here..please share your comments and advice if you know anything of this condo. Thanks a lot.

Recently, I have bought a new condo property and paid booking fees of RM5000 to the developer.
My bank loan was successfully approved and pending for SnP signing. During signing of SnP, I found that there are lots of mistake and arguments which appeared in the SnP.

Today I had a chat with my friend and he told me after he joined almost a year as Field Engineer with one of the Oil Field Services Company, he started to realize that he is actually UNDERPAY!!! Surprised me that, Oil and Gas Industry is making $$$ EVERYDAY....
His company started to implement new system which caused pay cut and reduction of benefits, anyone can share the remuneration package working with Oil Field Services Company?

Recently, my cousin received a letter from LHDN, Semakan Khas Laporan Pendapatan Tahun 2010 and requesting for all the receipt that he have proclaimed on year 2010. There will be a penalty if he couldn't provide all the receipt within 14 days according to what AKta...(cant remember). He is having the issue of getting the 2010 receipts as most of them have been discarded, what are the consequences as stated in the Akta?
Anyone have the same experience, any advice please.....
