Another 50 acres project - Nilai Vision City

http://nilaivisioncity.com

Vision City, it is a state-of-art multifaceted development, which made up of four major developments.

It will be a 50-acre project with build-up area up to 10 million square feet, consisting of office buildings, luxurious condominiums, hotel, shopping complexes, business districts, educational hub, roof top gardens and many other 5 star graded facilities.

Upon completion, Vision City will also have the largest exhibition and convention centre for building materials in South East Asia.

Highlighting the current development is YOUTH CITY, which features 4 interconnected towers with 5 Star luxurious facilities at a very affordable price.

Saw this project when surfing facebook, super shocked with the huge development planned and it's really a game changer in greater Kl.

i will share my 2 cents of what I understand from the project,

Features of Nilai Vision City:

Travel oriented: Since Nilai is close to Klia, the concept is to attract foreigner to Nilai. There will be hotel, theme park （with the eye of Nilai), and a tourist mall emphasizing local prodect & souvenir, traditional art and DIY section.

Youth incubation: a incubator for new entrepreneurs, start up.

Long live learning education hub: there will be 3 campus of international school, and 1 will be from Australia

Commercial centre: a trading centre with offices and already 250 SME confirming joining and it's tax exempt.

A biggest convention centre in Malaysia with a wisma Gd. Gd=developer

Personally, I like all the idea and concept of development (except theme park, but maybe something iconic is important, who knows), especially the incubator for start up is really something missing in Malaysia. The location is also good considering the abundance education body in Nilai.

Besides, the living cost of Malaysia might attracts mid age aunty uncle or elderly to continue their retired life in Nilai with the possibility of further education.

Btw, this GD development is really rich ar, their previous project in Beverly hills showed their taste and preferences for high end product. If all the proposed development will be carry out and complete, Nilai is really not far from kl, penang standard city,

Biggest convention center and its distance to KLIA plus the tourist mall making it a good venue for big conference or summit.

In my opinion, the least favourable development among all proposed development is their residential condo, youth city, I didn't study well but it seemed like it's another high end condo that are full of fancy 5 star facilities, maybe is not too bad to get the smallest unit and treat it like a hotel, resting lounge whenever you need to go to airport.

In general I m quite surprise how much confidence the developer has in Nilai, it will be a really huge difference from a small town with 2 row streets as commercial centre will soon turn into a and super huge economic centre. And soon housing of Nilai will appreciate, so better be fast to lap before the puclic know and adjust to the price.

2nd march: corrected the term by removing “mega project", my apology for not knowing the criteria of mega project before posting

Wedding venue preferences

Hi all blessed couple,

My sister is engaged~~~ (finally)

I can't help but start to think which kind of wedding banquet is more favorable among new couple nowadays?

I personally like wedding venue like seaside or green grass, but considering the temperature in Malaysia and the mosquito issue, sometimes I wonder maybe in a airconditioned ballroom is more feasible.

Please share your idea or experiences~
3 layer townhouse

Hi all sifu,

Saw 1 new 3-storey townhouse on sale close to Nottingham, around 300k. Considering that condo from setia is also selling 2xxk to 3xxk, maybe is not too bad to buy a townhouse for investment or future own stay.

But i find the 3 storey townhouse a bit awkward because somehow it feels like a flat, maybe a luxury flat due to the outside facade and size and low density.

So the question is, how should a 3 storey townhouse being valued in the market? In rental market maybe condo is always more favorable for the facilities, but if the price are similar, which has more investment value or exit strategy?

All taikor are welcomed to share your insights. Thank you manyak manyak

Buying Land

Hi all, i tried to search for keyword but get limited result, please forgive me if this topic doesn't belong here.

If i would like to buy a land, let's say a bungalow land to build my own house, does anyone know where to look for it? I mean, from time to time i see some owner post on some platform to sell it but it's not a lot. Is it in general not common to find it? Or there's another platform for land transaction?

Besides, is it possible to find out who own specific land and then ask an agent to approach and negotiate?

Any idea about the bank loan for buying land?

Any input would be very appreciated, thanks a lot?

Bungalow lot, build your own house

Hi all,

I searched by keywords but couldn't find similar topic. (I will delete if this have been discussed before)

Often in kampung area, where land price is more affordable, it is probably cheaper (??not sure??) to build your own house, or dream house when you have enough saving to pay that.

Any sifu sifu here know what is the first step to do after buying a bungalow lot?
probably find a architect? Or is there some companies that offer one dragon service?

***The question i asked is purely for forumers to gain knowledge. Though i am really interested to do anything diy, like recently in other countries, building own container house is also an interesting phenomenon for me. Hope that we can discuss together.

Low cost property in KL city

Hi sifu sifu sekalian, I am a fresh graduate starting to work with normal newbie salary.

I am thinking of invest in KL, but property in KL all sangat mahal and impossible for me to buy, like 1xxxpsf in maluri Cochrane area. Other area like Cheras also quite expensive and I doubt the rent can cover installment, like J Dupion, Lido, Ekovest. Even Pandan Perdana condo also 7xxpsf although no walkable distance mrt.

And recently I found that some low cost flat or super old apartment in kl city like the one in maluri or miharja or is still affordable and have good location too like walkable distance to public transport and also have good commercial activities along with the development of mrt-attached shopping mall. And I assume people with a limited budget might want to rent because of good location.

So I would like to ask for some suggestion, can i buy those unit and renovate them?
Is it possible that the land is suddenly going to redevelop and claimed back by government?

All sifu here mind to share your opinion? Is this feasible? Thank you *1000000000
