STEP BY STEPS ON WHOLE-HOUSE RENOVATION (MAJOR RENOVATION)

Hi. I'm planning to do major renovation. (Whole house renovation) and need double storey extension.

Most of my friends warned me that to be careful with contractors. According to them most of the contractors are liars. When I g through online forums I found many people got cheated. So I think we need to be very careful when we select contractors as is involve so much of money. Okay Now I come back to my question.

This is my very first experience. I seriously have no Idea where to start. Some ppl told me to see architect to design the plan. But It's too expensive as I have to pay 10% of the project cost as architect fee. Those who have experience, please advice me on this. If can please advice step by step on whole house renovation. Thanks in advance.
