Strata Tribunal Experience?

Hi guys, just filed my first Strata Tribunal case. First time. Just wondering if anybody can share their experiences? Especially if it’s zone KL in Putrajaya. Is it an open court? Or private rooms? Can you present new evidence during hearing? Can public enter the courtroom to observe? Just want to mentally prepare myself. TIA!

Got a lawyer letter Notice to Vacate

Hi guys, need some urgent advice. Got a lawyer letter 'Notice of Termination of License and Notice to Vacate' for my sovo unit which is still under a loan. I have been late 2-3 months on my loan.

Have called the bank and they said they'll get their collection department to call me back. But there's a part of the letter that's freaking me out. "You are now required to hand over to our client vacant possession of the said property within seven days from the date of thereof"

Question is, is this letter the final say? Can I still make some payment towards the loan so the property is not repossesed by the bank? Any input by those that have gone through this appreciated.

Member Voluntary Winding Up

Hi business sifus who've been through this. Want to ask, how long in your experience has it taken for a Sdn Bhd to be completely liquidated via Member Voluntary Winding Up? Got a company that started winding up since early 2018 but yet still hasn't been completely closed due to IRB not getting back to liquidator whether the company still owes taxes. Is this normal?

File complaint Noisy Neighbours in Strata Tribunal

Hi guys, have anybody have experience filing a case in the Strata Tribunal regarding noisy neighbour? I live in a condo. Have tolerated a noisy neighbour upstairs for over a year. Have talked to them several times. Will stop for ahwile but always go back to being noisy. Loud running for over an hour, screeching furniture, dropping heavy objects on the floor at random hours of the day,.. etc... the worst is jumping like exercising every day.

Have not approached the condo management because I don't think they can do anything, can they?

Waterproofing Problem

Hi guys, I have this waterproofing problem where I suspect water is seeping from my exterior walls to the inside walls. Attached pics for reference.

This is the inside damage:

This is the outside wall, I suspect it is water is seeping through the seams of the wall. This was part was sealed up, was previously an outside balcony. You can see a bit of water stain so that's why I suspect it is seeping through the seams.

I previously had a contractor rehack and waterproof it with sika because of similar problems, but still. Am considering using a bitumen coating. Any sifu can advise and also recommend a contractor?

Cost of reno can be included in sale of company?

Striking off a running company?

Hi guys,

Got a question for the business sifus. If I have business that's been running for the last two years, can I do a strike off instead of winding up? When I searched online, all says that a strike off is only applicable to dormant business? If it's not illegal, what is the process and how to do it?

So my next question is, do I need to hire a liquidator for a strike off so there's a third party handling all the liquidation and then later the disbursement of the money that's left? One of my business partners wants authority to do all these but errr... I don't think that's a good idea.

If there are 3 directors in a Sdn Bhd. Can 2 of the directors gang up and force the third director out?

And also is it ever a good idea to just have 2 directors? What if things come to a stalemate?

Hi guys, this is more of a question for f&b sifus maybe. Where's the best place to buy premixed sambal or curry pastes? For example for a variety of things like curry laksa, curry chicken, nasi lemak sambal to daging merah etc. Is there a wet market somewhere to get all these?

F&B Business Costs Query

Hi F&B sifus, would appreciate some advice here...

I'm interested in pursuing an F&B business. Would just like to get info of what percentage would food costs and operating cost be out of your revenue? Is there an industry average? Tried Googling but there's not much info out there for Malaysian F&B sadly.

Perhaps different F&B operations with different price points might have different ratios but let's just say for example an outfit like Yut Kees in KL?

Who should one talk to re Partnership agreements?

Grouting Issue

Hey guys,

Need some sifus opinion here. Was cleaning my newly installed tiles and noticed some of the grouting coming off. Curious, I tried scraping it a bit, it came off quite easily. Also there are holes and the grout colour is not the same throughout the place. A case of bad grouting job and material?
