            <title>What Property To Buy with 22k Down-payment</title>

            <description>Hi due to Covid 19 I will have 22k from EPF withdrawal and rental payments (As I don&amp;#39;t have to pay the bank loans for 6 months).             <description>Hi All, for the past 2 weeks I have visited this T-junction house 3 times. Owner wants to desperately sell. Auction imminent based on the red notices in the mail box.&lt;br /&gt;&lt;br /&gt;The main positive is clean cashback of RM150K if you markup. I checked the value with 3 bankers. &lt;br /&gt;&lt;br /&gt;Though I am curious why the next door neighbor who is Chinese is not interested. Would not want to buy to expand his house or die die Chinese will never buy T-junction?&lt;br /&gt;&lt;br /&gt;Cause I am also looking at reselling it 6 to 7 years down the line. The house has been on the market for the past 3 months so this place is tough to sell to prospect. I will just share what I have done and what I have been informed by others but never done.&lt;br /&gt;&lt;br /&gt;Me.&lt;br /&gt;&lt;br /&gt;1. The classic method mark up loan to get cash back. Two booking forms. One agreed price and the other mark up price&lt;br /&gt;&lt;br /&gt;2. EPF withdrawal&lt;br /&gt;&lt;br /&gt;3. Share with siblings to buy property but since they can get 90% loan my name not on SPA or loan agreement&lt;br /&gt;&lt;br /&gt;4. Need a credit card with 40K limit can get those quick 1 to 3 year loans to pay 10% booking. Must be flat interest. Can range from 4.9% to 8%&lt;br /&gt;&lt;br /&gt;5. Borrow from father with a five year payment usually have to extend tenure &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Other Methods Heard But Never Done&lt;br /&gt;&lt;br /&gt;1. If Bumi can get ASB Llan&lt;br /&gt;&lt;br /&gt;2. Transfer properties to company then CRIS does not show on personal individual record&lt;br /&gt;&lt;br /&gt;3. Multiple loan submissions&lt;br /&gt;&lt;br /&gt;4. Enter into JVs with other people not family&lt;br /&gt;&lt;br /&gt;5.             <title>Should I Exit a Property Now if Maintenance is Bad</title>

            <description>Hi all just to get your opinions. 3 years ago I bought a property walking distance to an MRT. Its a new property. I am renting it out to students. I break even after minus maintenance, quit rent and loan. &lt;br /&gt;&lt;br /&gt;Last year I became a part time real estate negotiator so during that time I saw a number of good properties near LRT that barely goes up in value after many years due to two issues bad maintenance and wrong group of tenants populating the condo i.e. Africans/ Bangladeshis and etc.&lt;br /&gt;&lt;br /&gt;Current Issue:&lt;br /&gt;&lt;br /&gt;1. As my apartment is near colleges 1/3 of the residents are students. Weekly there are many issues from vandalism to lack of etiquette. &lt;br /&gt;2. The developer did not do a good job. Once JMB is formed it will be a messy fight with developer to ask them to fix many of the issues left behind by them.&lt;br /&gt;&lt;br /&gt;So right now if I exit I think I can get 70K net profit. Also there is a potential the apartment can become better if JMB is strong. Also since I bought at 300k+ capital appreciation several years from now could even cross 500k. Every other condo and apartment in that area is launching at 500k and above.&lt;br /&gt;&lt;br /&gt;Sell or Hold?&lt;br /&gt;&lt;br /&gt;Your opinions appreciated.&lt;br /&gt;&lt;br /&gt;Thanks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Developing a Malay Reserve Land</title>

I have invested in residential properties, several of them Malay reserve lands and made 150% returns after 5 years which is decent since the entry cost was not that high. Location is still the key.&lt;br /&gt;&lt;br /&gt;I have recently bought a 1.75 acre Malay reserve land in Hulu Langat on the main road.&lt;br /&gt;&lt;br /&gt;How do I make the transition to become either a developer or sell it to the developer.&lt;br /&gt;&lt;br /&gt;1) Do I just approach a developer that is also already developing a reserve land. I have seen many properties now being developed on Malay reserve land. A lot of Chinese developers are also doing this as long as the location is right.&lt;br /&gt;&lt;br /&gt;2) Put an ad in the papers asking for interest.&lt;br /&gt;&lt;br /&gt;3) Do I have to convert the land first.
