            <title>Buyer&amp;#39;s agent fee</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I am currently looking for my first property for own stay.&lt;br /&gt;I have asked my rental agent if he has a property in certain location for sale.&lt;br /&gt;He replied me that he will search for me and asked my requirements.&lt;br /&gt;&lt;br /&gt;I am aware that usually if I approach an agent who is selling a property, the agent fee will be charged on the seller.&lt;br /&gt;However, in my case, is the agent fee factored into the deal?&lt;br /&gt;Or, my agent will charge me separately?&lt;br /&gt;How will the agent fee calculated if the seller has his own agent, too?</description>

            <title>Questions about MPSJ CCC and architect plan</title>

            <description>Hi all sifus,&lt;br /&gt;&lt;br /&gt;(For convenience, I will put numbering for the questions I raised.)&lt;br /&gt;&lt;br /&gt;Last year, my mom went to apply for the MPSJ CCC and now its almost the last step to get it.&lt;br /&gt;&lt;br /&gt;Few days ago, the architect came to inspect after people from MPSJ checked and drew two red lines on the plan. &lt;br /&gt;There is a red line on sliding windows and a glass door that separate the dry and wet kitchens. &lt;br /&gt;The architect said that its the ventilation problem, though showing the sliding windows and the door are opened may solve the problem?&lt;br /&gt;However, there is a problem, they drew an a/c in the dry kitchen (who needs an a/c in the kitchen...) and its definitely their mistake. &lt;br /&gt;Then they ask us to install a dummy a/c and take picture for them... (like.. what are you talking man... lol)&lt;br /&gt;&lt;br /&gt;1) Unfortunately, my mom already signed the plan, so is it impossible to ask the architect to take the responsibility to redraw the plan without us paying them a cent?&lt;br /&gt;p.s. My mom don&amp;#39;t know how to see the plan and I were studying oversea so couldn&amp;#39;t help her check. &lt;br /&gt;&lt;br /&gt;Next question, we payed this architect to draw the plan when applying permit for renovation.&lt;br /&gt;p.s. They gave us a copy of this old plan and the new plan. I noticed that they used a pen and write a/c in the dry kitchen,  not sure if its when we do the renovation or when they re-draw the plan.&lt;br /&gt;2) I expect that we can find a different architect to re-draw the plan when applying CCC, right?&lt;br /&gt;(I ask this just in case in the worst case, we need to pay to re-draw the plan.)&lt;br /&gt;&lt;br /&gt;Lastly, we renovated our house LEGALLY and followed all procedures.&lt;br /&gt;3) So, is it really necessary to apply for the CCC?&lt;br /&gt;There is also another red line on our brick wall fence. &lt;br /&gt;They asked us to make 40% opening on the walls.&lt;br /&gt;4) Just wondering if there is really such rule?&lt;br /&gt;5) If we stop the application process and ignore the fence, will MPSJ come to us or worse, fine us?&lt;br /&gt;&lt;br /&gt;6) Also, if we stop the process now, can we continue the process after few years when we really need the CCC? &lt;br /&gt;&lt;br /&gt;Thank you.</description>
