House Cancellation Before Signing the S&P

Dear All Sifus,
Good day to you
I have already signed the Letter of Offer from the bank, but yet to sign the S&P yet, but the lawyer is in the process of preparing the S&P.
Can I still cancel the house purchase?
What cost do I have to pay?
Do I have to pay any penalty fee to the bank as I already signed the Letter of Offer?
Do I have to pay any fee to the lawyer as they are in the process of preparing it?
For the purchase deposit, the agent told me can get it all back if decide to cancel the purchase during the discussion, so I believe I should be able to get all deposit back.

Therefore I am creating this poll to find out my answer.

Oversea Capital Gain and Dividend Tax

Dear Sifus,
Good day to you.
Would like to know if there is any tax from Malaysia Government on oversea share capital gain and dividend?

For example:-
1) If I bought shares from Singapore or USA, and have capital gain, do we have to pay tax to Malaysia Government?

2) If I receive dividend from oversea shares, do we have to pay tax to Malaysia Government?

I know shares from Bursa are not subject to Malaysia tax for capital gain and second tier dividend.
But what about oversea shares?
