Loan vs Investment

I am considering to settle my car loan early as I thought it is not worth taking as it does not reduce the principle (a little regret taking it in the first place). I am also looking to buy a house. So thinking whether should loan to the max that bank can allow me to (up to 90%), or borrow less by putting in more deposit. So I opened up mortgage calculator and Excel and did some calcs.

Say the house costs 1mil and the max I can borrow is 900k. Using loan tenure of 35 years, interest rate of 4.6%, if I borrow 50k less, by the end of the tenure, I would save about 50k on interest. But if I borrow that 50k and invest it, I only need about 2% of compounding rate of return p.a. over 35 years to earn 50k interest, ie. equivalent to the former scenario. Current FD rate is about 3% p.a. which is already better off. So, assuming all rates maintain the same, can I say that maximizing home loan is better off for now?

I did similar calcs on early settlement of my car loan. I need 46.5k to settle early, will save 8.5k, with 6 years left to pay. Work out to about 2.9% FD rate to be better off. So not much point to settle early.

Anyone disagree with this? Can someone check the calcs and tell me if I miss something?
