Gated and Guarded Landed Community in Klang Valley

Hi everyone,

Recently I got one condo in Subang but planning for future when my family grows to buy into gated and guarded landed homes within the Klang Valley.

Been doing my research to look for landed homes with gated and guarded. There are alot of communities with makeshift guards (guarded only not gated) that are more affordable, within RM 800k range such as USJ, Menjalara, BU, Damansara, PJ. But wanted to have the ease of mind with gated. I understand a lot these places will be minimum 1.4 m above. Some of the examples I have found are SPK Harmoni next to DPC, Ara Idaman, Mutiara Homes and further away of course plenty in Setia Alam and Rimbayu.

Also looking at potential new developments ie. Kwasa Damansara.

Looking for more info from the forumers who are well versed with the property scene in Klang Valley to share.

Need some advice as Chem Engineer

Need some advice and insight regarding the industry from other Chemical engineers.

I graduated in 2016 and started working January 2017 in a manufacturing company. Switched jobs in August the same year due to a personal issue to an environmental position managing primarily a wastewater system for an electroplating company. I am currently under contract till the end of 2019 as I was sponsored for a certification in IETS handling.

Have just submitted the field training report and am waiting for the call for an interview to complete the certification process. I have been thinking of switching jobs as the current job responsibilities have been very limited. I am worried that I lack a competitive edge in the job market if I put off job hunting till I'm done with the contract.

Up until now, I haven't had much industrial experience in design and project management. Ideally, I'd want to move back into project based/ consulting work and that's my focus right now. Job field is not as much of a priority for me as is the job scope.

Being in the situation that I am, how do I best prepare in terms of knowledge (Chemical engineering knowhow as well as industry ongoings) and what can I draw from my past experience to improve my chances of being hired in these roles?

I’d like to have a closer bond to my parents.

How do you handle possessive parents who don’t understand emotional intelligence ?

They feel you’re an extension of them. They have a say in all your decisions. Any opposing views, they’d respond with criticisms and emotional manipulation ie disobedient, you’re lucky and ungrateful because during my time... They impose curfews. Still feel like they have control by “disallowing you to do certain things”

Sometimes I don’t have the heart to argue with them cause I’d feel guilty. And I’m a bad liar so I can’t bullshit my way through things.

I’m trying to control my emotions and just not react when I get hurt. But it affects me.

So I met a girl on tinder and we ve been talking for a couple of weeks now.

Decided to ask her out for dinner and drinks. I have allocated a budget of 100 for a dinner for 2. Maybe another 50 for drinks if need be.

I’d like some opinions on what the (estimated) appropriate range should roughly be around?Usually id spend about 60 but there’s this place I’d like to try with mains averaging at around RM 30 price range.

The thing is that I have been in a manufacturing position for the past year and my Chem Eng knowledge is pretty rusty. Taking this next two days to brush up on the main things.

Anyone here recently went for an interview recently or is going soon?

Wondering what technical questions are going to be asked.

All that said, any advice?

Perlindungan Tenang Insurance

KUALA LUMPUR (Nov 24): Malaysia-based insurance companies have rolled out ten affordable protection plans under Perlindungan Tenang — a national initiative to serve the needs of all Malaysians — which is supported by Bank Negara Malaysia.

The Life Insurance Association of Malaysia (LIAM), Malaysian Takaful Association (MTA) and General Insurance Association of Malaysia are jointly committing to develop a sustainable market where insurers and takaful operators offer product choice through various distribution channels, good protection value, and administrative ease during the purchase and claims process.

The General Insurance Association of Malaysia is also known as Persatuan Insurans Am Malaysia (PIAM).

The first batch includes six life insurance products, three family takaful products and one general insurance product, according to the jointly issued statement by LIAM, MTA and PIAM today.

"Riding on three basic criteria of being affordable, accessible and simple, the products available under Perlindungan Tenang were developed by insurers and takaful operators to enhance financial inclusion of underserved segments in Malaysia, particularly the bottom 40% of household (B40)," it said.

The newly launched initiative is aimed to reach out to 8 million working-age Malaysians and over 700,000 micro enterprises that currently need insurance and takaful protection against key risks in life.

"Ultimately, it would help to fulfil the nation's aspiration of reducing the protection gap and insuring 75% of the population by 2020 with insurance and takaful protection," it said.

Through the basic protection provided under Perlindungan Tenang initiative, Malaysians can now protect themselves and families against key risks in life with premiums and contribution from only a few ringgit per month.

Additionally, it also offers easy claims processes where claims will be paid out within five working days upon full documentation.

"In the next few months, more products from the insurance and takaful companies will be added to the list to serve the various needs of Malaysians," it said.

Can any insurance agents with products bearing the “perlindungan tenang” stamp shed more light on the issue ?

My mom has been experiencing fatigue, headache and lost in apetite for the past few days. I m not usually worried but as she’s 62, there’s higher risk for certain diseases. Would like to get specialist consultation for diagnosis. Can anyone recommend ?

At what age should parents stop patronising kids and treat them as adults?

Allowing them - the children - full responsibilities and control over their own lives ?

N.b. In Asian culture, most parents rarely if ever let their children lead independent lives. Imo, this has caused Asians to be more submissive, docile.

As part of the job, I’m required according to DOE regulations to take the CEPSWAM and CEPIETSO courses by EiMAS ie competent person to handle scheduled waste and industrial effluent treatment system operation. Can anyone help shed some light on the usefulness of these courses?

Was wondering how helpful it is for future jobs. Also, what’s the career progression for an Environmental Engineer ? Would it be beneficial to transition into health safety and environment in later years ?

Moving out from your parents house

I ve been thinking of moving out of my parents house. My mom is overprotective and negative. it’s been affecting my self esteem as well as making me a more negative person.

I feel that moving out will help improve my wellbeing as well as give me more independence.

How should I break the news to them ?
