property investment vs REITS

hello guys, im trying to get some opinions here, between getting a property solely for investment purpose and investing into reits.

before we go any further, allow me to list down some basic info:-

-already have 2 properties under my name, one own stay and one as investment. so getting another property would be 3rd one and is not entitle for 90% loan.
-investment unit installment repayment is about rm650, rental is rm1000, which generate additional positive cash flow.
-if were about to invest for the 3rd one, loan amount at most up to 300k. which means looking at some mature area aged apartment, or some shoe box studios.

and now this is where the dilemma comes, due to the pandemic, can foresee lots of properties are letting go below average selling price, some up to 70% off. be it new or subsales. by right it sounds like a good time to grab another property solely for investment, but im somehow worried about the unforeseen circumstance in the next few years time. first time payment estimated would be around 80~90k including misc fees for sub-sales and of course, the holding power.

reits might not be performing well this and maybe next year, low dividend yield, but due to low entry cost, it does seems like a good choice as im into long term investment. and it could save up some upkeep cost compared to actual property unit.

if you were in my shoe, which one would you opt for? appreciate your time and comments.

erm guys, need some advise on my current situation.

me and my ex been dating for about 7 months time im 27 and she is 25. due to some issues few months back, my feelings towards her has faded drastically day by day. to be precise, today i have near to zero feelings towards her anymore.

2 days back, me and my ex just broke up, she was the 1 who initiated the separation and i agreed. it is mutual. altho she still has strong feelings for me, but still letting me go to get a better girl than her. before we left each other, she actually bought me birthday presents in advance and those presents aren't cheap at all. and we actually hugged each other and cried for few minutes. we actually reluctant to letting each other go, but deep down in our heart, we both know that the relationship is not working out anymore, at least for me.

yesterday i just saw a video, where it was live, she actually said things like she still wanted to be with me, she loves me a lot, but she has to let go me so that i can find a better girl than her. actually she is consider as a decent wife material, but there's some flaws which i cant really take it. afterall, nobody is perfect right?

so now after i watched the video without she knowing it, im decided to try again to rebuilt the relationship with her. but the main issue is that i do not have any feelings for her anymore. how can i get the feelings back? or should i just leave her for good?

actually now i feel kinda guilty and being a jerk for hurting my ex and actually i have a dilemma that whether i should just leave her for good or put in effort to rebuild the relationship again.

any kind of comments/advises/flames are much appreciated.

gf attempt to suicide

hi guys, me and my gf has been together for few months. she is kinda playful type thought. through out these few months, we had some arguments, be it minor or major. but most of the time is just minor arguments.

recently we had a major argument, i hinted a break up if we really aren't suitable for each other. but in the end i still apologize to her, and during that night, everything back to usual.

until the following day, i sensed something wasn't right, and i called her up, and she was crying, and she hinted her siblings was physically abused her, due to pressure from work and siblings problem, she hinted attempt to suicide.

the same day night, she really attempt to suicide by jumping off the building, but i managed to stop her from doing it.

i could couldn't differentiate whether if she is trying to revenge on me by hinting on a break up or she really cant take the pressure arise from her surrounding.

i wanted to tell her parents, she said if i ever mention to her parents about it, she will do it without any doubt. but she promised she will never ever gonna do it again, but in the end she hinted she wanted to suicide. this is really mentally abusing me. i don't know to tell her parents or not.

seriously i have no idea if she is pulling a prank on me or she is actually feeling suicidal due to pressure.

any advise guys? should i tell her parents? if tell her parents, should i tell it with her present or without her present?

Someone is chasing my gf

Hi guys, me and my gf just got together few weeks back, but recently I found out that there's 1 guy is trying to chase her despite he knows my gf has a bf.

I know I shouldn't be worried, but it really makes me feel uneasy when she told me the guy is going to accompany her during after office hour in the office.

I don't know why but I really feel uneasy about this guy and we talked about it before, but it seems like it's going no where..

What should I do now?

hello world, there is a girl that i've known her about 2 months time via social app. at first we are already chatting like bunch long lost old friend that just got reunion together. we can chat about almost everything of random stuffs.

time files by, we're getting closer day by day we started to get along very well, went to a few food and movie dates, flirting around, teasing each other jokingly and she initiated some hints to me and we begun to hinting each other to move to further more than friends, less than couple. we could send texts all day long from morning till late night just before bed.

so one day i was curious and asked her whether there is any guys that going after her, and she replied yes and no. which im not sure if its this is a good or bad move. just trying to make my intention clear. so one day during middle of the conversation about her ex, how she met her ex and how it ended, so i straight away and hint her that i wanted to be with her. it wasn't a question, just a statement to express to thought. so she replied "shun qi zi ran" aka go with the flow.

long story cut short, after that statement, she told me that i seems to be too moving too fast, and she is scared because both of her ex were together too fast and both weren't ended well. and she told me see how long i could last, and this statement leave me wondering what is the meaning behind that. ever since our texts seems to reduce drastically. reply time time has increased, some messages were ignored and the conversation just ended just like that.

from what i get is that she needs more time for both of us to have a better mutual understanding. but her actions here makes me thinking what is going on. what is her intention?

seems like i just lost the fishing game.

any thoughts? perhaps someone can give me a good advise?
