how to get high valuation?

Hi I have some newbie questions here.

1) Valuation might be different if you ask bankers of the same bank right? for example CIMB banker A will quote u 500k and CIMB banker B in different branch will quote u 520k. why isit so.

2) if so, how reliable can valuation be? e.g. if banker A says 500k, then is there a chance that he will come back to me and say "no, its just 490k".

3) valuation depends on? plaster ceiling? build in cabinet? tiles?

4) which bank usually give high valuation a can share banker contacts?

Why I think MRTA is bullshit? Tell me what is wrong with my logic.

Lets say a person is 25 years old, and average rate of MRTA (30 years) is 3.5%.

1) lets say the loan amount is 500k paid over 30 years.
2) and also note that sum assure in MRTA is reducing (i.e. the later in life u die, the lesser the compensation paid to you).
3) also, assuming no discounting involves.

so on average (assuming straight line interest rate), u are paying 3.5% to cover 250k loan (250 is the midpoint of 500k and 0). or in another word, u are paying 7% for 500k premium.

so isit worth it?

lets take a look at this figure. based on average mortality table, a person who is 25 is expected to die 1/1000 or 0.1%. but in a perfect world with no profit, MRTA is expecting 70 people out of 1000 to die the next year!

and thats assuming u are 25. if u are older say 35++, ur premium can easily go up to 5-6% or even 8%!
If you ask me, that's a rip off.

I will never buy MRTA. i would rather take my chances. YOLO.

also, if u want to buy MRTA, think again, Life insurance > MRTA/MLTA.

After the recent abolishment of DIBS, home buyers are required to downpay 10% for off-plan project. However, we see that many developers are giving rebates of 5-6% and thus, buyers are only required to fork out the additional 5-6%, which is just a tad more than DIBS 3%.

Free-once-RPGT, twice?

so let's say I habe 2 properties both bought for less than a year, and I decided to sell it to make profit. For the first property, I will use my own free-once-a lifetime-RPGT exemption so I don't have to pay tax. For the 2nd property, can I swith the property to my spouse/kid's name so that I can enjoy a 2nd free-once-RPGT ???

Hdd 160GB
samsung DVD rom
PSU 240watt
Kinston 1gb ddr2 667mhz (single channel)

he bought this back from lowyat, and when he try to install MS home(ori)/professional...it juz couldnt run

i mean when u start the power and boot from cd,it will work automatically..
but after a while (when it reach the select a partition to install MS), the cpu auto restart..wad happen??

is there any compatibility problem??
e.g. 8500gt cant use together with intel mobo...

a fren of mine used a pirated copy of vista ultimate and the software work normally without the need of registering online....it work juz fine and could even run dreamscene without registering...
i wonder how could this happen??and how do the window registration system work??

anyway, sori for any offence bt pirated issue...<im not a pirated supporter either,i rather use a original window ME than a pirated vista ultimate...>
