            <title>RENOVATION SUGGESTION</title>

            <description>Hi Sifus,&lt;br /&gt;&lt;br /&gt;First of all apologies for my drawing / sketch..using &amp;quot;paint&amp;quot; only.&lt;br /&gt;&lt;br /&gt;i&amp;#39;m currently planning to do some minor renovation to my parents house since they&amp;#39;re getting older and the uneven floorplan between living room and dining room may lead to hazard..&lt;br /&gt;&lt;br /&gt;I came with two options.&lt;br /&gt;&lt;br /&gt;Option A = levelling the living room same level as dining room, &lt;br /&gt;Pros: Better higher ceiling for living room.&lt;br /&gt;Cons: entrance might be hazardous or prone to dust to accumulate at living room.&lt;br /&gt;Cons: May be expensive.&lt;br /&gt;&lt;br /&gt;Option B = levelling the dining room same level as living room, &lt;br /&gt;Pros: Cost saving i guess&lt;br /&gt;Cons: Decrease the ceiling height but i think may be much more cost saving.&lt;br /&gt;&lt;br /&gt;Thus, im seeking your guys point of view / suggestion what is the best way to renovate / adjust the current floorplan.&lt;br /&gt; &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;[attachmentid=9047872]</description>

            <description>Hi sifus,&lt;br /&gt;&lt;br /&gt;for auction properties, how can we know the property renovated have approval from majlis.&lt;br /&gt;&lt;br /&gt;Property details: terrace, double storey, renovated and extended top bottom front and back.&lt;br /&gt;&lt;br /&gt;Auction Price: 360K+&lt;br /&gt;Subsale Price: 400K - Basic i guess since no such detail in the list (Brickz.my)&lt;br /&gt;Subsale Renovation with approval from Majlis : 500K (Mudah.my / Iproperty / Etc - Bank Valuation (Not exact unit but neighbouring unit) - Depend on how they reno..i guess)&lt;br /&gt;&lt;br /&gt;So, such cases, for auctioned property, how do we know the property have majlis approval or not?&lt;br /&gt;Because if win the auctioned property at 360k (No Lock-in Period), planning to refinance at 500k..&lt;br /&gt;&lt;br /&gt;Seek advise  &lt;!--emo&amp;:D--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/biggrin.gif' border='0' style='vertical-align:middle' alt='biggrin.gif' /&gt;&lt;!--endemo--&gt;</description>

            <description>Hi Sifus,&lt;br /&gt;&lt;br /&gt;Recently i&amp;#39;ve received a flyers for a property in selangor.             <description>Hi sifus,&lt;br /&gt;&lt;br /&gt;My condo about to gain VP this coming September.&lt;br /&gt;I purchased it at 400K (SNP), with discount 10%. Therefore, my actual unit price is actually 360K.&lt;br /&gt;&lt;br /&gt;Let say if i want to sell the unit at 400K also same as SNP, before gaining VP or let say this coming august..&lt;br /&gt;&lt;br /&gt;will i face any difficulties?             <description>Dear Sifus,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m about to receive my condo Key this coming August. So, I&amp;#39;m planning to renovate a wall highlighted inside this picture. (Attachment)&lt;br /&gt;&lt;br /&gt;1st. Any idea how much will it cost? Will it be around 3K inclusive of tilings and plaster ceiling? Original already have plaster ceiling at living room, so demolished the wall and reconstructing a new wall will require new plaster ceiling. (just a small portion maybe 5ft x 5ft))&lt;br /&gt;&lt;br /&gt;2nd.             <description>Hi All,&lt;br /&gt;I am facing a problem on buying a subsale property right now.&lt;br /&gt;&lt;br /&gt;Details:&lt;br /&gt;Freehold, Landed 2 storey, Fully extended.&lt;br /&gt;&lt;br /&gt;Current Situation:&lt;br /&gt;Owner bought the house in 2013 at RM 360K (The old seller already renovated and extended around RM 80K - Approved by MBSA ).&lt;br /&gt;Owner selling the house in 2016 at RM 360K.&lt;br /&gt;Owner selling less than 3 years, RPGT = 30%.&lt;br /&gt;&lt;br /&gt;In this case, my SNP will be RM 360K.
