Hi Sifus,

First of all apologies for my drawing / sketch..using "paint" only.

i'm currently planning to do some minor renovation to my parents house since they're getting older and the uneven floorplan between living room and dining room may lead to hazard..

I came with two options.

Option A = levelling the living room same level as dining room,
Pros: Better higher ceiling for living room.
Cons: entrance might be hazardous or prone to dust to accumulate at living room.
Cons: May be expensive.

Option B = levelling the dining room same level as living room,
Pros: Cost saving i guess
Cons: Decrease the ceiling height but i think may be much more cost saving.

Thus, im seeking your guys point of view / suggestion what is the best way to renovate / adjust the current floorplan.

Auction Property

Hi sifus,

for auction properties, how can we know the property renovated have approval from majlis.

Property details: terrace, double storey, renovated and extended top bottom front and back.

Auction Price: 360K+
Subsale Price: 400K - Basic i guess since no such detail in the list (Brickz.my)
Subsale Renovation with approval from Majlis : 500K (Mudah.my / Iproperty / Etc - Bank Valuation (Not exact unit but neighbouring unit) - Depend on how they reno..i guess)

So, such cases, for auctioned property, how do we know the property have majlis approval or not?
Because if win the auctioned property at 360k (No Lock-in Period), planning to refinance at 500k..

Seek advise

Hi Sifus,

Recently i've received a flyers for a property in selangor. This SA told me if i manage to introduce a buyer, they will give me 1% as a referral fee with condition the buyer manage to sign the SNP.

let say if the property is 1 Million, 1% will be RM 10K.. if 10 house i managed to introduce buyer..it is like 100K
RM 10K x 10 = RM 100K..

Will it be suspicious??
Will SPRM / LHDN / etc will chase after me???

Selling undercon condo

Hi sifus,

My condo about to gain VP this coming September.
I purchased it at 400K (SNP), with discount 10%. Therefore, my actual unit price is actually 360K.

Let say if i want to sell the unit at 400K also same as SNP, before gaining VP or let say this coming august..

will i face any difficulties? Is it allowed?

Furthermore, my loan dont hv lockin period.

Seek for advise.

Dear Sifus,

I'm about to receive my condo Key this coming August. So, I'm planning to renovate a wall highlighted inside this picture. (Attachment)

1st. Any idea how much will it cost? Will it be around 3K inclusive of tilings and plaster ceiling? Original already have plaster ceiling at living room, so demolished the wall and reconstructing a new wall will require new plaster ceiling. (just a small portion maybe 5ft x 5ft))

2nd. Is it possible to do this renovation in a condo? will it impact the structure?

Hi All,
I am facing a problem on buying a subsale property right now.

Details:
Freehold, Landed 2 storey, Fully extended.

Current Situation:
Owner bought the house in 2013 at RM 360K (The old seller already renovated and extended around RM 80K - Approved by MBSA ).
Owner selling the house in 2016 at RM 360K.
Owner selling less than 3 years, RPGT = 30%.

In this case, my SNP will be RM 360K. I already check the bank value and it reached 400K ~ 450K.
If i plan to markup my loan at RM 450K..
Owner need to pay the RPGT? eventhough he is selling at RM 435K at same price during he bought the property.

Do advise me..

Hi, i am planning to buy sri kinabalu condo in wangsa maju section 10.
Mainly want to buy for own stay.

Details:
1. Leasehold : 80~85 yrs remaining (need to confirm with agent)
2. Duplex Unit : 1900 sqft
3. Selling at : 550K

Nearby new condo in section 10 : Irama Wangsa, Season Gardens and Lexa Residence @ The Quartz.

Is it worth to buy this sri kinabalu condo? because its an old condo and leasehold.
Need advise in terms of capital appreciation and rental.
Is it okay if i buy it?
