Query on payment for property under construction

Hi,

New in purchasing property, been reading for some times now in this forum, but can't seem to find the below facts.

Let's say if I am planning to purchase a property under construction - let's say RM500k, with 10% downpayment whereby the construction will be completed within 3 years. How does the interest/cash outflows will happen during these 3 years? (i.e., computation of the interest portion).

e.g.,
Loan = 90% of 550k (purchase price) = RM 450k loan
Interest on loan = 4.45%

Year 1 - assume 35% completion - developer will bill to the bank and the bank will withdraw the loan and I will be billed on the interest portion of the loan withdrawn.
Cash outflow:
Downpayment - RM 50,000
Interest portion -RM 7,008.75

35% x RM 450k x 4.45% = RM 7,008.75

Year 2 - 65% completion
Cash outflow:
Interest portion - RM 13,016.25

65% x RM 450k x 4.45% = RM 13,016.25

Year 3 - 100% completion - yet to be VP
Cash outflow:
Interest portion -

100% x RM 450k x 4.45% = RM 20,025.00

Vacant Possession
Monthly instalment consists of capital + interest

Did I compute the above correctly? If yes, usually will we require to pay one-off straight to the bank on the interest portion or via monthly instalment during the construction period?

In addition, understand that each bank has their lock-in period, will the 3 years under construction will be part of the lock-in period or the lock-in period will only be commenced upon VP?

Hie.. i've juz wondering as to whether any of you all know where to get those black pad that wrapped around those barbell? Planning to buy one long type of it to wrap the barbell for the purpose of doing squat cuz the new gym that I've just joined, they don't have a barbell with those black pad wrapped causing the part between my neck and back pain whenever i do squat with it
