            <description>hi&lt;br /&gt;my ceiling for a old terrace house is 8.5feet after completing plasterceiling etc.&lt;br /&gt;&lt;br /&gt;should i still go for a ceiling fan or no? &lt;br /&gt;I like ceiling fan as it is more cooling compared to a normal standing fan.</description>

            <title>Hartamas old terrace Reno quote</title>

            <description>hi guys&lt;br /&gt;&lt;br /&gt;I&amp;#39;m planning to renovate a old 2 stories terrace (22x75).&lt;br /&gt;&lt;br /&gt;Few key things in mind:&lt;br /&gt;1. electrical must be all new: 3 phased&lt;br /&gt;2. water pipe must be all new ( to new water tank and new kitchen) + sewer pipes must be new. &lt;br /&gt;3. master bedroom and kitchen need to make it squarish and redo/reposition&lt;br /&gt;4. toilet must be new&lt;br /&gt;&lt;br /&gt;Few things are not certain and appreciate some advice:&lt;br /&gt;1. do i need to replace the 30-40 years roof? or just service it ( repaint/sealant)&lt;br /&gt;2. do i need to change the sewer tank?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;attached is one of the quotes i received and i find it reasonble. &lt;br /&gt;any comment here or anything that i had missed out?&lt;br /&gt;&lt;br /&gt;[attachmentid=8257399]&lt;br /&gt;&lt;br /&gt;[attachmentid=8257400]&lt;br /&gt;&lt;br /&gt;[attachmentid=8257401]&lt;br /&gt;&lt;br /&gt;[attachmentid=8257403]&lt;br /&gt;&lt;br /&gt;</description>

            <description>hi all&lt;br /&gt;&lt;br /&gt;i have a 30-45 pax gathering every weekend thru out the year and I would like to prepare lunch for the crowd.&lt;br /&gt;&lt;br /&gt;is there any delivery guy out there who would pick up food that i had pre-ordered at kopitiam around PJ area, or a catering service be a better idea?&lt;br /&gt;&lt;br /&gt;typically i would buy nasi lemak/chicken rice etc for everyone  at a budget of RM5-7 per pax&lt;br /&gt;&lt;br /&gt;</description>

            <description>dear all sifu&lt;br /&gt;&lt;br /&gt;i&amp;#39;m doing a budget for my renovation cost. &lt;br /&gt;hence i thought of posting the budget list here so that it could be useful for others to find out where to buy, how much, who is the recommended supplier and provide a template for budgeting&lt;br /&gt;&lt;br /&gt;the renovation list is only for non-structural items and based on a 2 stories intermediate house with standard configuration ( ground floor: kitchen, living room, guest room, 1 toilet. First floor, 3 bedroom, 2 bathroom)&lt;br /&gt;&lt;br /&gt;The price is only estimation for good quality parts ( mainly google the price) + include labour to install.&lt;br /&gt;&lt;br /&gt;Do feedback so that i can make changes and add in recommended supplier.&lt;br /&gt;with much input, going forward it could probably be a handy guide for all new home owners looking to renovate their house.&lt;br /&gt;&lt;br /&gt;rgds&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Design idea for Terrace: reducing heat + utilities</title>

            <description>hi all&lt;br /&gt;&lt;br /&gt;i&amp;#39;m planning to design a intermediate  2 stories house with the following key objective in mind:&lt;br /&gt;-low maintenance &lt;br /&gt;-cooling &lt;br /&gt;-hopefully lower util bill ( especially electricity in the long run (5 years timeline)&lt;br /&gt;- the front door is facing NE&lt;br /&gt;&lt;br /&gt;1. i&amp;#39;m exploring solar ventilation fan, solar heater, roof turbine. Any opinion on this?&lt;br /&gt;2. i&amp;#39;m planning a exposed ceiling ( where the upper rooms can directly see the roof wood structure. Would this make the upper room hotter?&lt;br /&gt;3. for ground floor: by using broken marble vs tiles, would it be more comfortable and cooling?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;of course, switching on aircon is a definite but my objective is to build a house to the best of my ability without making it a heat trap.&lt;br /&gt;&lt;br /&gt;</description>

            <title>1.3M: Sri hartamas terrace house or further?</title>

            <description>Hi all sifu.&lt;br /&gt;&lt;br /&gt;I have a budget of 1.3m + 300k renovation and I&amp;#39;m looking to purchase my first landed for own stay and hopefully significant capital appreciation in future.&lt;br /&gt;&lt;br /&gt;So far I seem to think sri hartamas double story terrace house is underpriced ( 22x80 or 22x75 free hold) around 1.3m. But would required a significant renovation.&lt;br /&gt;&lt;br /&gt;My work area is at sentul and publika. Hence I would need some advice on what woukd be a better options with my existing budget in other areas?&lt;br /&gt;&lt;br /&gt;</description>
