Dilemma: To buy new house or rebuild old house

So the story is that, me and gf are currently living with my parents at my parents place.
We are both age to get married and planning to get our own place.
Sadly with no savings enough for downpayment, we opted to go for project under constructions due to completed in ~2-2.5yrs Price 600k, 960sqft

Hearing this, my mum suggested to rebuild our current place.
Having quoted for construction cost of about 400k-450k for 1 1/2 story with combined floor of 2600sqft.

New hse - 960sqft, RM600k, freehold
Pros
- own place
- linked to highway and KTM station
- downstairs is a mall
- high floor, KLCC view

Cons
- high floor (inconvenience if blackout/no water)
- under constructions

Rebuild - 2600sqft, ~RM450k, leasehold (~90yrs left)
Pros
- Cheaper
- landed
- parents can take care of children if having one in future

Cons
- Still living with parents, not own place

Hope someone could shine some light on this, maybe share exp if encounter before.

Hi Guys, first time hse buyer here. Wanted to learn something before buying.
1) If I am buying 2nd hand house, normally need downpayment/booking fee? If yes, how much?

2) What are the loan process? Handled by agent?
Where the money goes when bank disburse the money? agent's account? Seller account? or buyer account?

3) Can request for higher loan amount? To get extra money for renovation/etc..

Celcom center vs Blue Cube

Whats the difference? If existing customer want change to nano sim, which 1 to go?

Edit: just remember Celcom got online customer service. That person said, Center can do all transactions, Blue cube more limited transaction. But can change sim at blue cube.
