Rebuild bungalow to semi-d

Hi all,

As per title, we are considering rebuilding an old bungalow to a pair of semi-ds.

Can it be done?
What is the minimum land size required? Current land is approximately 6000+ sqft
What are the minimum setbacks required?

Possibly looking to sell or rent out one of the semi-ds after rebuilding, and stay in the other one.

Hi, anyone have prior experience with the restoration of heritage shophouses? How much should I expect to budget? Thinking about buying one for own stay

First investment property in Penang

Based on my budget, I'm able to afford a leasehold terrace house under 700sf 2Br/1Ba with balance lease of 70+ years. This property will be purely for investment purpose and will not be for own stay. If rented out to long-term tenants, I expect the rent to cover not more than 80% of the monthly repayment. However, if rented as home-stay/Airbnb, I expect the rent to exceed the monthly repayment. Given the age of the house, I expect to spend minimally another 50k (this is already factored into my house buying budget) to ensure the house is in a decent livable condition.

Please advise on the following:

1) Are home-stay/Airbnb hosts less likely to be disturbed or complained by neighbours in terrace houses versus condo?

2) Is my estimated amount of 50k sufficient to touch up the house to a livable condition?

3) Is this a wise investment to rely on to provide passive income when I retire 20-30 years down the road?

Requirements:
- Recognised qualification in Culinary or equivalent with 3 years relevant working experience OR at least 5 years of relevant working experience
- Preferably local Malaysian
- Able to manage kitchen staff
- Knowledge of purchasing and budget planning for inventory and raw materials
- To conduct training for intake of new kitchen staff and food testing for new menu concepts

Salary:
- Market rate with EPF & SOCSO (depending on experience)

- Profit sharing scheme

Hi, Merry Xmas. Due to my own circumstances, I'm planning to make my property investments using a separate entity.

It seems that there are limited information online. From my understanding, using a Labuan company, there will be tax benefits and cost of maintenance seems similar if not less compared to a Sdn Bhd. Bank loans can be taken with director's guarantee? Appreciate if anyone can correct me if I'm wrong. Thanks.
