Hi sifu,
I'm seeking from your advice whether to continue current loan with revise interest rate BLR -1.8 or refinance with others bank? Below is my info:

Current loan (flexi type) and locking period end in August
Loan amount: 180K
Interest Rate: BLR + 0.4
Current Outstanding: 70K
monthly service fee: RM10

Just received an interest revision letter from my bank with below conditions:
Loan interest will be charge by us at BLR - 1.8% per annum on daily rest basis for the remaining tenure of the loan.

Additional Conditions
1) The bank reserves the right to convert the facility to its original interest rates if the servicing of the loan is not prompt and up-to-date, without any further reference to you.
2) In the event that you fully settle the facility within 36 months from the date of this letter of offer, you will be charged an early settlement charges calculated at 3.00% on the original loan amount or RM5000 whichever is higher.
3) In the event condition (1) is enforced, conditions (2) still applies.

All other terms and conditions as previously agreed in our letter of offer date 9 Jan 2006 and 27 feb 2006 and annexure remains unchanged.

If refinance I think I have to pay the legal fee and MRTA. So guys, what is your thought? Your comments will be appreciated.

To banker, please feel free to send me your quotation if your package is better with same loan amount:) Is good if you can list out the advantages to refinance.

Do they really concern and care about old folks?

5kg of rice, 1 packet of flour, 1 packet of cooking oil and mandarin oranges to be given to those 60 years old and above old folks in Taman Sri Sentosa’s market. How the ah kong ah ma going to carry those items back home ar? Why choose today and not weekend? most of the old folks coming alone as their son have to work today and cannot come together with them. I know their intention is good or they got different purpose of distributing this during CNY (saw few keadilan guys there) but I don’t think they really concern about the old folks and plan this campaign properly lo.

KFC breakfast

Do you think KFC breakfast make sense at all as most of their outlet open at 10.30am? This morning I’m thinking wanna give a try to KFC breakfast as their advertisement to promote KFC breakfast seem tempting. I was very disappointed when I find out their operating hours is actually from 10.30am until 11pm . This is so call breakfast as their breakfast service is only from 10.30am until 11.30am. I think they should call it KFC brunch which is more accurate. I went to 3 outlets this morning, 2 around my place and 1 in cyberjaya but all also have the same operating time. I know there are some open 24 hours but there are very few of them and not around my place. I find McD is more convenient as most of the outlets is 24 hours and I use to drop by McD and have my breakfast when on my way to office . What is your comment about KFC breakfast? Is it convenient to you? KFC and McD breakfast, which one you prefer?

You are invited to participate in my survey "International Retailing in Hypermarket of Product Display: a Study of Product Display at Power Aisle of 2 Hypermarkets in Malaysia". In this survey, approximately 240 people will be asked to complete a survey that asks questions about product display in power aisle and consumer behaviour. It will take approximately 5 minutes to complete the questionnaire.

Your survey responses will be strictly confidential and data from this research will be reported only in the aggregate. Your information will be coded and will remain confidential.

The power aisle is a wide corridor running through the store provides product display of large quantities of a relatively small number of SKUs. The objective of this questionnaire is to examine the effect of product display in the hypermarkets' power aisle on consumer's perceptions of value for money, lower search intention and higher shopping intention. The study also examines the role of self–store image congruence in the above relationships. The hypermarkets chosen for this research are Tesco at Mutiara Damansara and Carrefour at Kota Damansara.

Today is wesak day and as usual I went to Thai Buddhist Chetawan Temple at Jalan Gasing for praying. After finish praying and on my way back I saw one aunty keep distributing a white envelope to all the prayers within the temple. I also took one from her... mana tau, open it and this is what I got =.=

A bug detected in The Star Thumbnails website

Has anyone try to upload the thumbnails photo in The Star website? Today I go try out to upload some interesting photo hope to win RM50 but end up a bit frustrate because not able to submit it. I sent an email to the customer feedback and after answering all their questions they told me my photo cannot be larger than 1M. If you try to upload photo to the website it will show up nicely your photo was resize and once you click submit button it lead you to error page where you don't have any idea about it. How can this be? I thought this website already been there so long as tested by thousand of users. By right it should have some sort of standard there and not error prone. So I suggested to them if there is a size limit for user to upload the photo, don't you think a proper message to inform the user rather than give such error message? They finally reply me sorry for any inconvenience caused.‎ Thanks for the suggestion. We will put it in soon.
