            <description>What&amp;#39;s your view for these two type of landed property? &lt;br /&gt;A) cluster house (aka. linked Semi-D), and&lt;br /&gt;B) superlink terrace&lt;br /&gt;&lt;br /&gt;It seems like a good way for developer to save cost by converting the backyard (gap between 2 houses) of superlink into the extra land for cluster houses, yet they can charge more premium for it...&lt;br /&gt;&lt;br /&gt;Cluster seems nicer by giving more windows/openings to the house, and got a bit semi-D feeling or superlink endlot feel... But what&amp;#39;s the cons, other than premium price?</description>

            <description>For those landed property, which under Schedule G of HDA, what is the expected time frame for each stage??&lt;br /&gt;&lt;br /&gt;More concern on Stage 2b as it will be part of my payment as well under 70% loan... My first landed house, they don&amp;#39;t really follow schedule exactly where it change from one stage to another instead following the sequence.. &lt;br /&gt;&lt;br /&gt;Below are my thoughts, any comments? Thanks. &lt;br /&gt;Stage 1: signed SPA&lt;br /&gt;Stage 2a: Piling completed, 3 - 6months?&lt;br /&gt;Stage 2b: Strcuture completed, 3-6months after piling completed? &lt;br /&gt;</description>

            <title>Assessment Tax and Quit Rent</title>

            <description>New house owner here, just got the key from the developer not too long ago.&lt;br /&gt;&lt;br /&gt;I know we need to pay for assessment tax (cukai harta) and cukai tanah (quit rent). Are there any additional fees to be paid, on top of these 2 fees, TNB, water, and Indah Water??&lt;br /&gt;&lt;br /&gt;But I&amp;#39;m bit confused. I was told to pay for a assessment tax of RM50 in the first half of 2016 (nilai tambah of 50k), and now another letter asking for asssestment tax of 300 for the second half of 2016 (nilai tambah of 300k)..&lt;br /&gt;&lt;br /&gt;What does the nilai tambah refers to? Previously 50k now 300k，if add up both means my house price is 350k for year 2016? But how come the amount so different? Is it because first half just  completed the house and recif key? Will this amount affect our house market value?? Cos the nilai tambah 300k is lower than my SPA price, but if is 350k, then is slightly higher than SPA price.&lt;br /&gt;&lt;br /&gt;Thx for ur advice</description>

            <description>Guess most are aware that DIBS was ceased since 2014, with that, the last batch of projects under DIBS incentive would due somewhere this year or early next year.&lt;br /&gt;&lt;br /&gt;What do you guys think about this? With the poor market currently and the poor holding power, I think some investors will try to sell their DIBS property at original purchase price or even lower in order to quickly get out of debt.&lt;br /&gt;&lt;br /&gt;Would that be good timing for purchaser to get one for own stay?             <title>Process of purchasing a service apartment</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;Would like to get your knowledge sharing for the following items:&lt;br /&gt;&lt;br /&gt;For example, one is planning to buy a commercial title (under HDA) service apartment (2nd property) which cost about RM350k in KL area, the service apartment is still under construction stage. He will be taking 90% of loan from a local bank.&lt;br /&gt;&lt;br /&gt;Can you advice how the processes looks like? In my mind, the process is like below:&lt;br /&gt;1. Pay booking fee and sign the booking form&lt;br /&gt;2. Take booking form and apply for loan&lt;br /&gt;3. Accept loan offer and sign the loan offer&lt;br /&gt;4. Take the loan offer and pay the remaining downpayment&lt;br /&gt;5. Sign loan agreement and sign SNP&lt;br /&gt;6. After construction completed and when strata title is ready, pay the MOT/MOC&lt;br /&gt;But when do we need to approach a lawyer? after pay the booking?&lt;br /&gt;&lt;br /&gt;And, how about the related fees as per following breakdown?&lt;br /&gt;1. Legal fee for &amp;quot;Sales and Purchase Agreement (SNP)&amp;quot;&lt;br /&gt;2. Legal fee for &amp;quot;Loan Agreement (LA)&amp;quot;&lt;br /&gt;3. The stamp duty for SNP&lt;br /&gt;4. The stamp duty for LA?&lt;br /&gt;5. Memorandum of Transfer (MOT)&lt;br /&gt;6. Memorandum of Charge (MOC)&lt;br /&gt;7. Legal fee for MOT&lt;br /&gt;8. Legal fee for MOC&lt;br /&gt;9. Disbursement fees&lt;br /&gt;10. Any other related fees?&lt;br /&gt;&lt;br /&gt;I do understand that one maybe able to get fees 1-4 calculated from those online calculator, but I got confused these items with MOT.
