S&P of old house to handover in 8 months time

Hi all, I'd like some opinion from you guys, if there are anyone with experience out there. So I'm looking at this piece of 35 year old property for purchase own stay. Freehold. It's been renovated 10 years ago for the tiles, ceilings etc and appears to be in good condition. The kitchen was renovated less than 3 years ago. I've agreed to a certain price. However the current owner stated that he and his family will only move out in Mid January 2025, pending the completion of his new place. The agent had said we could sign the S&P stating when the property will be handed over to me, and all I need to do is pay 10% and bank will only disburse on the mentioned date.
Is there a downside of doing this, what precautions should I take or should I avoid this altogether? Thanks!

I've recently bought some Gskill RAM here from Amazon. Unfortunately ARAMEX had emailed me saying that I need to apply for permit from SIRIM. As far as I'm aware a RAM is just like a memory stick and shouldn't require such approvals? Can someone please shed some light or correct me if I'm wrong.

Hey guys, I'm a newbie when it comes to audio so I'll really appreciate any feedback from you gurus out there.

Recently I bought a Turtle Beach P11 headset which uses USB+3.5mm while used on a playstation3. However I've noticed that when used on my laptop, I can choose between using the 3.5mm jack or the USB for audio (of course USB will have to be plugged in for both cases as the P11 requires USB power). I'd like to know generally which is better? USB or 3.5mm? Thanks!

An abandoned rabbit in my staff house

Hi all animal/pet lovers.

I'm currently staying in a staff house in kemaman. This house is newly acquired by my company about 2 months ago. It's a corner lot so there's a small garden and I RARELY go there. Just tonight I noticed that there's a rabbit there. It's in pretty bad shape. The fur on its head has white stuff on it (looks dry but it's like dusty). There's a cage nearby too so I'm assuming the previous owner abandoned it. I'm not sure what to do now. Will SPCA entertain a case in kemaman? Any ideas or feedback is greatly appreciated.

I'm giving away my old storybooks. They're mostly Animorphs series and some hardy boys plus others that I can't remember. (The whole box is about the size of an ink jet printer box)

And yes it's FREE with only 2 conditions.

2. State your charity organization / foundation (with some proof) if you have one. I'm giving priority to those organizations. If nobody takes them within a week I'll give it to anyone else who wants it. After 3 weeks I'll just throw them away.

iTunes sharing apps/games

Well as stated in the title, here's my situation. I tried searching up and down and the only method I could find is via backup disc.

1. I've bought approximately 8 games for iTunes.
2. I read that you're allowed to share those apps with up to 5 computers.
3. Now the current method I know of is to create a backup disc using itunes only.
4. I would like to know whether there's anyway iTunes allows you to redownload.. because when I tried to click 'buy', they asked whether I would want to BUY this item again.
5. If there's no way to redownload, is there a way to copy the required files to thumbdrive and putting it to the other computers?

*psst... I wanna share with my friend overseas.. so if I could take the required file directly and upload it on rapidshare it would be MUCH MUCH easier if you get what I mean.. if I need to make backup disc then it'll mean that I have to make ISO file which is troublesome**

itunes lisence issue

Recently I've purchased some credits for itunes. And then I noticed this small crappy problem.....

Although the songs sold now on itunes is DRM free, the games are not. So I'm wondering about this... what if I reformat my computer 5 times (assuming that i so unlucky)? Does that mean I need to authorize all 5 times? Because I noticed that currently I've already used 2/5.... what would happen after I authorized all 5 times and I still have credit inside? Will it mean that I can't use it anymore??????

If there's any way around this problem pls help me. THanks..

Need help in upgrading my desktop (DELL)

Hey guys, below are the specs of my desktop. I need some advice here. I wanna upgrade 2 main things.

1. GPU--> I plan to upgrade to at least a 8600GTS. Or better still 9600GT. May I know whether my mobo can support it? And what's the minimum PSU you would recommend.
2. RAM--> My current RAM is only err...266MHZ... what's the highest my mobo can support? 800Mhz type possible? Thanks.

New problem about the PSU I have inside guys! I've opened up my desktop recently and to my HORROR it's only a 305W PSU!!! I'm interested in putting in a 8600GTS minimum.. so I'm gonna need a 400W PSU minimum. But I've read that some PSU won't fit into the dell dimension 5150 casing. Have anyone ever upgraded the PSU for this desktop and can recommend a brand/model PSU that would fit into this desktop?

I have palmar hyperhydrosis since i was really really young. In fact, I can't remember the time when I did NOT have hyperhydrosis. Mine's not the type where the sweat will drip off my fingers.. it just gets wet and doesn't feel nice when I shake hands. But that's the least of my concerns.. my keyboard gets dirty easily and my paper gets smudged and my badminton racquet's grip gets worn off very quickly. Currently looking for antiperspirants... anyone know where to get them or what brand to recommend? LOL i've tried the one for underarms.. not strong enough... plan to go clinic or pharmacy to ask soon.
