            <title>Window repair (sealing)</title>

            <description>Hi all, want to check something with you all. Recently I noted that my bedroom windows are leaking when there was heavy rain and as my bed is near the windows, I have to replace my bed. Very bad. So I got a guy to take a look and he said he can seal it off with silicone and this will cost RM500 or I can replace the window for RM1,2K. Both options sound expensive. Just use silicone to seal already need RM500?&amp;#33;&amp;#33; I am thinking just buy those sealing thing from LeLong and do myself. Any advice?&lt;br /&gt;&lt;br /&gt;Or maybe I should just replace the window for RM1.2K. Is that expensive? Mine is those normal bedroom window (rect. shape)</description>

            <title>Stamp duty, legal fee and real estate sales tax</title>

            <description>Hi all, my unit has been left vacant for almost 2 years and I am working overseas. As such , I need to sell as I cannot support the mortgage anymore. Anyone know how much stamp duty and legal fee I need to pay ? Also my holding period is less than 5 years and I read that I need to pay real estate sales tax , anyone knows how this is being calculated ? Though the selling price is likely higher than the price I paid but after accounting for mortgage and expenses (renovation, management fee, commission etc), I am actually making a loss, so do I still need to pay real estate sales tax ? If so, how do I compute it ?</description>

            <title>Cracks on walls in condo development</title>

            <description>I am viewing this relatively new condo developments (a few years old only ). I noted a lot of cracks in the wall of the building. Inside the house, it is ok though .             <title>Refund of deposit</title>

            <description>I rented my unit to a company and the tenancy was terminated a year back. We settled the final refund and went our separate ways. Recently the company emailed me and told me that they calculate the final refund wrongly and they overpaid me by 1 month rental. So I asked for the evidence and they send me a instruction letter to terminate the payment to their bank and said that the bank received the letter late and so they continue to pay for 1 more month. As this happened one year ago , I don&amp;#39;t have the transaction history as everything now is estatement. My bank said they can retrieve but I need to put through a request and pay for the statement. I was thinking why should I go through the trouble when they should be the one to prove they made the payment to me . I want to check if they have a case against me ? They threaten to pass this case to their legal department .  I&amp;#39;m actually upset at the way this is managed as this is not my fault at the first place</description>

            <title>Engaging an agent to manage your property</title>

            <description>I just have 1  property which I have been trying to rent out as I am working overseas now. I did rent it out for a while but the tenant left. And the new potential tenant is asking if i got someone to manage the property for me. So I&amp;#39;m thinking if it is worthwhile to hire an agent to manage the property? How much it will cost ? I used to deal with the last tenant myself and it was manageable. I&amp;#39;m not sure if I was just lucky then. Anyone got any view ?</description>

The only thing is that this company is going to use my house to host their overseas guests. I just want to know if this is fine ?             <title>Kitchen cabinet installation problem</title>

            <description>Hi folks, want to seek your view. I just replaced my old kitchen cabinet. Upon completion, I realized that the new one does not fit exactly to the old size and some markings are visible. I&amp;#39;m rather upset as I thought that it should have fitted or covered up when they did the measurement. Then I heard that my kitchen pipe got leakage. I suspected it was due to damage during replacement of the sink. Of course they insisted that it&amp;#39;s cos my pipe is old. But hello, the leakage only happened after they did the job. I have an argument with the contractor and I haven&amp;#39;t paid the balance. I&amp;#39;m thinking if i deduct the repairs cost from the balance. Is that reasonable ?&lt;br /&gt;&lt;br /&gt;Any thought ?</description>

Yesterday my management office rang me and told me that the unit below mine is complaining that there is a leakage in their toilet and they think it&amp;#39;s from my unit.             <title>Advice for contractor selection</title>

            <description>My tenant terminated the rental contractpr suddenly so I went to inspect and agreed on the recovery by tenant. However they think my contractor is quoting too high and want to use their own. They request for this company - Maju Maintenance who is owed by this guy called Mr Malek. I can&amp;#39;t seem to find any review on this contractor.
