            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m wondering if lawyers usually include charges for Memorandum of Transfer (MOT) and Statutory Declaration (SD) in their legal fees? &lt;br /&gt;&lt;br /&gt;One lawyer I spoke to said they can charge up to 10% of the SPA but another lawyer said they have never imposed fees for MOT and SD. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m the very confused buyer by the way  &lt;!--emo&amp;:confused:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/confused.gif' border='0' style='vertical-align:middle' alt='confused.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Thanks in advance for any assistance on this matter&amp;#33;&lt;br /&gt;</description>

            <title>3.5% booking fee &amp;amp; 10 day grace period?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;As I understand, agents/sellers often require an initial 3% as the earnest deposit. Mine is seeking 3.5% or 3.18% as the lowest option. I feel the amount&amp;#39;s a little weird and after this earnest deposit is paid, I will have 10 days to secure a bank loan or the deal will fall through. Can banks process loans that quickly?&lt;br /&gt;&lt;br /&gt;This is my first time, so your thoughts are highly appreciated. Thanks&amp;#33;</description>

I live overseas so I was wondering if it&amp;#39;s time &amp;amp; money saving for me to use a loan broker to find the best deal for me and help me with the necessary documents etc. Time is of the essence for me because I can&amp;#39;t return to Malaysia too often.
