[Question] Need advise regarding rental issues.

Good day everyone,

I am currently renting a property of mine to a tenant who, up to MCO, was an OK payee, would be on time most of the time and seldom seldom late.
However, he has lost his job during the MCO and have some issues paying the rent as of late (I was just informed of this recently).
He is currently making by starting his own business, but he did mentioned that the fluctuation in income is making it hard for him to sustain the rental.
Yes, he has been honest about it, and actions I've took to tried and help him.

1. During the 3 months of MCO, I've waived one month rental upon his request.
2. Agreed to 50% rental payment, and the other 50% to be paid in installments upon his suggestion (I'm not expecting to fully get back the remaining 50%).
3. Deferment of rental for the next two months to a later date upon his request. (He would still have to pay, and it should be cleared up before the renewal of the Tenancy Agreement contract).

There is the 2 month rental deposit money and 1 month utility deposit, and should it be the case where I do reach a deficit due to my naiveness, is it possible to use that deposit money to cover the outstanding rental debt?
Also, what would be the best method to handle this issue? Any good advises from you guys?

[Question] Furniture Disposal Area

Hi,

My employer would be going back to France soon, and he is looking for a place to dispose of his old furniture.
He would rather not donate them since it is already quite old and worn out from wear and tear.

Is there any place in KL/Selangor where there are designated areas where people are allowed to recycle or dispose of their furniture?

Due to the recent spike of the COVID-19, I remembered on how a friend of mine told me that in Top Glove, they would enforce a rule for all employees to brush their teeth after every meal for personal hygiene.

Which got me thinking, since it was told that the virus is not airborne but grounded instead, the moment we touched our face, the virus would have a chance to enter through our respiratory tracts (nose and mouth) and begin to propagate from there.

Now then, are mouth washes like Listerine or Colgate Plax even strong enough to kill the virus which are inside the mouth or the back of the throat? Or would it just delay the inevitable?

P/S: No polls, since this is more or a discussion rather than a YES or NO question.

Need help looking for a Portable Speaker

Hi there,

Recently my mom's portable speaker broke and I'm looking to replace it, however to my dismay when I was searching for one in IOI Puchong, I noticed that the current portable speakers lacks a Shuffle Track function and most of it has this standard button layout.

1 - M for Mode
2 - Next track (Hold to increase volume)
3 - Previous track (Hold to decrease volume)
4 - Play/Pause

At this point, I'm guessing that they are all using a generic logic board for it.

Do you guys know any Portable Speakers which has the said Shuffle Track function and could recommend one for me to check it out?

I forgot to mention that my mom uses a USB thumb drive to put all her songs to be played on the speaker.

[Question] Climbing Mount Kinabalu

I'm planning to climb Mount Kinabalu with some friends of mine, and while Google mentioned that the best time to climb it would be around May to September, I would like for expert opinions on people who have climbed before.

1. On a scale of 10, how fit would a person need to be in order to climb?
2. Any important item/equipment that must bring/to take note of?
3. What's the climbing schedule like?
4. Best time of the year to climb?

Since need to buy plane tickets, I would leave the return trip a day after the climb, but is it possible to fly to Kota Kinabalu on the day of the climb itself?
