About: Our company is an online selling company, dealing with import and online sales. We are approximately 2 years, but our early bookkeeping isn't accurate so we are looking to start fresh.

Year 1 operation not too many transactions
Year 2 operation are heavier than year 1.

Factory / Warehouse lot without CCC/CF

Hi, wanted to get the experts opinion here.

I'm looking to rent warehouse / factory lot but I found many of them are without CCC/CF.
Understand that means they are not certified for occupancy, but can anybody here advise the risk of renting such unit?

Will it be cover by fire insurance?
Will the authority come and tear down the unit anytime?
Will I be at risk of criminal lawsuit for renting such unit?
What was the reason the owner doesn't want to get the CCC?
Will the building collapse anytime?

There seems to be a lot of such units going along in sg buloh area and are cheaper than market.

Pls advise.

Cheapest way to pay China suppliers

Hi all,

Just wondering if anyone here can share some input what are the cheapest payment method to pay China suppliers?

I was considering Transferwise, but I was told by my supplier they need to receive payment in USD otherwise they can't issue the exemption for import tax.

So that means I have to pay in USD to another country. And even with Transferwise, that means to incur SWIFT charges and Intermediary Bank charges.

Local Bank TT : Forex loss + local bank TT fees (about RM10) + intermediary bank charges (<killer)
Transferwise : Transferwise Fees + SWIFT fees + intermediary bank charges (unknown???)

Citibank borderless? : I was told can only transfer to individual account, not a business account.

TT Charges

i'm trying to make payment to a factory in China via alibaba trade assurance.

One of the payment method is via TT to a beneficiary account and the transaction fees shows estimated USD $40 charge by remitting bank.

I check with our local Maybank and was told the fees is only RM10 to perform TT online.

Anybody have experience with Alibaba Trade Assurance payment, what is this $40 transaction fees about and who charges it?

Staff management for mall cart / kiosk biz

Hey guys, I'm looking to open a cart / kiosk biz at shopping malls and i'm having headache thinking how to manage the staffs.

Any of you here have experience running these type of biz can share some input.

1) Do you have 1 staff or 2 staff taking turn / shift? Else is it possible to have 1 girl for 7 days / week; 12 hours /day? If you hire 2, is it still profitable?
2) Have you encounter situation where your staff left and nobody else to run the biz? How soon can you get replacement? and how u get replacement?
3) How much salary do you pay them? Is it just minimum of 1k? Do you include commissions?
4) Do they come late and you get penalty from mall owner?
5) Was it possible to run it via part time? Or full time required?
6) Do you collect cash every night? Unlikely your staff still bank in for you right?
7) Any other common staff management issues?

I always curious who are the customers? I mean the type that tucked away in secondary city and have hardly any tourists.
