Dear all sifu here...I have a problem and need some advice regarding the liquidated damages claim...I just took my key for my soho unit..but it's delayed and I need to claim back the interest on the developer...let say I bought the unit for 400k got discounted 7% so it's 372k....however the price stated in S&P is 400k...

Calculation should be

400k x 10% x duration of delay days ( example 80 days) / 365

Or

372k x 10% x 80 / 365

Then another is common facilities claim is :-

400k x 10% x 20% x 80 / 365

Or base on 372k?

2nd question, since taken the key till now we cannot use the facilities such as gym, theater room and etc provided by developer since it not fully equipped...do we able to claim back our maintenance charges we paid or common facilities claim as well?

And what procedure I should go through?

3rd question, do we actually able to get the specific plans or drawing for all the material such as copper piping size for aircon in our unit and wiring point which is approved in the project..because I doubt the main con had change some material....I wonder if we have the right to get the plan to compare....anyone can advice

Need advice on painting wall

Just get my soho unit..but unfortunately have quite many small hairline crack on my wall...if I wait for my developer to fix it, they would just put filler and repaint, soon or later the crack will continue and extend to further distance according to the head of management by sharing experiences....

So, I need to solve this problem by myself as developer would only solve the seen problem ..they don't care on future...

By doing some research I found out that there are some paint that have elastic feature to cover up future crack problem..

below is the option I found.

1) is powerflexx by Ici dulux, first put filler then one coat on sealer lastly put on that powerflexx. My question is that powerflexx was design to put on exterior wall, but if I put it on my interior wall is it suitable?

2) 2 in 1 filler and sealer paint from Nippon, called flexiseal which claimed have the elastic features to cover hairline crack. No need to put any filler, just use this 2 in 1 filler and sealer as base coat, then use normal interior paint like air care from Nippon or dulux pure air.

Any sifu can advice me which option above is more suitable for my case? Or you guys have better opinion or option to solve this problem?

By the way anyone can share out their paint price for air care Nippon and pure air dulux? Outlet location?
I will also share out mine survey later regarding the paint price.
