I am currently seeking a job hop, and I found one.

All else apart, I'm given a 15% increment, but they are only offering me Senior Executive, but I am already a Assistant Manager myself now.

Should I take up the offer?
My ego tells me no though.

Loan Hidden Charges

Hi all,

FYI, I have just decided to back down from a booking, where I have already sign the loan offer letter, but not the S&P.

But what I heard from the agent is that there will be a 1% charges from the lawyer on the Loan, as the Lawyer has "open file", is there such a charges? Can the charges be void?

Townhouse Individual Title?

1) Is it possible for Townhouse to have individual title?

Say you own both upstairs and downstairs and thus the land belongs to you, where you can renovate based on your own will?

Or is it impossible for townhouse to have strata title?

2) How to look in the S&P to check on whether the title is individual title or strata title? (Or there is such things as Individual Strata title?)

Strata Title Renovation

Hi all,

I have just bought a new townhouse, Leasthold with Strata Title.

I was thinking to do some renovation, such as covering up the stairs outside, extending the kitchen, breakdown internal wall, etc.
But I heard that under MBPJ, we cannot do so, which means that I cannot get permit even if I did apply..

So, the real question is, will I be fine or anything if I really renovate it without permit?
Property Booking Pull out charges

Morning,

I have just recently decided to pull out from a property booking. I placed a 12k deposit, and I will be charged RM500 for pulling off. While I'm cool with that (If not, spend all the money to buy a property that you don't want to?), I have been told that I will be charge a 1% of the property value as Lawyer Admin Fee.

My situation is that I have approached a bank officer and have been approved a loan, but I have not signed the S&P and thereby have not sign the Loan Agreement as well.

So, the question is, will I be charged on the 1% Admin Fee under this circumstances?

Housing Loan Consideration

Hey guys, I am new in the market, and I'm curious on the housing loan.

I am getting a new condo around 600k, which I definitely need a house loan.

I have some doubt on the below,

1. Does the Size of the Bank matters? Like MayBank would be much secured as it's larger. Concerning that if merger would occurs, the loan rate may differ.

2. Why are Banks have different BR, but they all arrive at a similar loan rate? And which is more risky to consider, the Base Rate or the Margin Rate to arrive at the loan rate?

3. Is Islamic Loan a concerns? Btw, I'm non-muslim

4. Semi-Flexi or Full-flexi for a full-time employee?
