Advice on First Prop urgently needed

Hi to all the Property Sifus in here,

So the situation here is... I recently paid the 3% booking for my first prop, was very excited.
But after waiting for about 1 month+, loan also approved edi, the seller's lawyer informed me that there is a Caveat on the property. The Caveat was placed by a previous potential buyer, a Singaporean but the deal did not go through. btw The seller is an Indonesian.
So now they are asking for 4 months to get this caveat removed, but my lawyer is advising me that even after 4 months they might not be successful and I will have to keep waiting for much longer.

My question is, what is the right action to take in this situation? A few scenarios I can think of is:-
1. I wait for the 4 months until the deal can be finalized, but have no recourse if they can't fulfill it.
2. I sign the S&P first, impose a penalty fee in case they can't remove the caveat in 4 months time, but wait for the deal anyway.
3. I tell them I give them 1 month to do it instead, otherwise cancel the deal and get back my 3%.

Which do you think is the best option here?
Please please help me out here , I'm in a dilemma .

Career advice for a CFA candidate

Dear all,

I graduated with a Bachelors Degree in Finance from an Australian university in 2009.
Because I didn't do particularly well in my results with an avg 68 marks, I decided to pursue the CFA charter (recently sat for Level 2 of the examinations) to make myself more appealing to employers, started to read more about the industry, markets, and even networked with friends, acquaintances and people in the industry via LinkedIn.
I'm also currently working at a small firm involved in corporate finance about less than a year now, joined it at the time because I thought I would get the chance to gain more of a hands-on experience and be able to manage projects. But the job role here is very menial and low-level and I see little opportunities to grow, even learn, making me feel more and more demotivated as I have ambitions.
I've applied and is applying elsewhere but is finding the competition in investment banking extremely stiff, often not even hearing anything from them after crafting a faultless CV and an impressionable cover letter. More disheartening is how some of my friends who passed Level 3 CFA exams are also unable to find front-line positions at an IB.
It may seem like I have not persevered enough, but i've honestly been trying hard and it just doesn't seem to pay off.

What are my options?
