            <description>Hi guys. I&amp;#39;m looking to buy a new condo with budget ideally less than RM 800k. I&amp;#39;m trying to look for a place where they have long and wide living room with windows. With or without balcony is not important. Looking within klang valley area. Older buildings like 10years old or ready within 1 year is perfect. &lt;br /&gt;&lt;br /&gt;Need some recommendations on what projects have this requirement. Some that I found:&lt;br /&gt;&lt;br /&gt;Cheras - Windows on the park&lt;br /&gt;PJ - Cora plus&lt;br /&gt;Puchong - Zefer hill</description>

            <title>Used 2020 mini countryman s vs new mazda 3</title>

            <description>I&amp;#39;m want to get a car for myself. Couldn&amp;#39;t decide. Hv always loved the aesthetics of mini countryman s but seems like mazda is more reliable in terms of performance.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m not much of a car guy. So long the car doesn&amp;#39;t give me headache with issues, noisy interiors, breaking down etc then I&amp;#39;m good. &lt;br /&gt;&lt;br /&gt;Haven&amp;#39;t seen any new posts abt mini so thought you guys can give me some opinion on a 2020 countryman. Is it worth getting it?</description>

            <title>MOT</title>

            <description>My uncle bought a house at RM 300k 10 years ago. There is still outstanding amount of RM 30k. He wish to give the house to me and I will take over his loan with a local bank. I will not pay my uncle any money. The market value of the house is RM 600k now. &lt;br /&gt;&lt;br /&gt;I guess it doesn&amp;#39;t make sense for me to apply for housing loan since I&amp;#39;m not paying him any money and the balance is only RM 30k. A few questions:&lt;br /&gt;&lt;u&gt;&lt;b&gt;w/o SPA:&lt;/b&gt;&lt;/u&gt; &lt;br /&gt;1. Does MOT indicate the market value of the house? &lt;br /&gt;2. If I want to sell the house after 1 year, how is the RPGT calculated? Will RPGT be calculated based on on the full RM600k as I kinda got it for &amp;quot;free&amp;quot;?&lt;br /&gt;3. How is MOT fee calculated? Is it still based on market price RM 600k or can get the lawyer to quote much lower?&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;with SPA&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;1. Does it make sense to just do a SPA and say I purchase the house at market value RM 600k? But I don&amp;#39;t actually pay my uncle any money. I will just give my uncle RM 30k to settle his bank loan separately&lt;br /&gt;2. If I want to sell the house after 1 year and I sell it at market rate RM 600k, I suppose RPGT not applicable to me since I technically didn&amp;#39;t &amp;quot;profit&amp;quot; cos SPA is RM 600k&lt;br /&gt;3. MOT fee is calculated based on SPA price RM 600k? &lt;br /&gt;&lt;br /&gt;Finally, is it ok for us to perform the MOT to my name first. Then I will just continue to pay off my uncle&amp;#39;s housing loan on a monthly basis? Housing loan still in uncle&amp;#39;s name. Or it&amp;#39;s mandatory to have both housing loan and MOT under the same name?&lt;br /&gt;&lt;br /&gt;Thanks in advance. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <description>Hi guys. I&amp;#39;m planning to buy a piece of empty land in Selangor and want to build a new house from scratch. Budget for house building (exclude land) is RM 800k.&lt;br /&gt;&lt;br /&gt;Anyone has been through the process or knows what would b the steps to do this? &lt;br /&gt;&lt;br /&gt;Any ideas is 800k is enough to build from scratch? My idea is a minimalist industrial type of design. 2-3 storey house (2k to 4k sqf) probably looks like a square box without much fancy interiors. Means no fancy feature walls that kinda thing. &lt;br /&gt;&lt;br /&gt;Or anyone has any recommendations on contractors / architects who can help me handle this process end to end?&lt;br /&gt;</description>

            <description>Hi, I have allergies to many type of food and I&amp;#39;m so sick and tired of not being able to eat in a normal manner. Peanuts, raw salmon, beef, duck, sugar which means not even fruits&amp;#33;&lt;br /&gt;&lt;br /&gt;I rmb hearing abt this Chinese doctor that is pretty good at treating allergies. You bring household products you use daily and he can even tell you which product you&amp;#39;re allergic to. But I can&amp;#39;t recall who he is. &lt;br /&gt;&lt;br /&gt;Anyone has any ideas the doctor I&amp;#39;m referring to? Or if there are Chinese doctors that are good in this?</description>

            <description>Hi guys...just joined the forum and would like to seek opinions to help me decide on which car I should get on a RM90k budget. I&amp;#39;m currently considering either a Korean (Cerato or Elantra) or a Japanese (City or Vios) car. &lt;br /&gt;&lt;br /&gt;I know that Japanese cars have good reputations, very common on the Malaysia street while Korean cars are probably not as highly regarded, not as common but the specs and gadgets seems superior compared to Japanese cars.&lt;br /&gt;&lt;br /&gt;So my questions are:&lt;br /&gt;1. What do you guys think of the resale value of Korean cars? Would it be significantly lower than a Japanese car? I&amp;#39;m planning to drive it for 5-6 years&lt;br /&gt;2. How affordable are the spare parts and maintenance cost of Korean and Japanese cars? Are they more or less similar?&lt;br /&gt;&lt;br /&gt;Currently my preference seems to be towards the Korean car, quite keen on the Elantra sport actually.
