Shop lot with Residential Title

Dear friends, recently saw a shop lot in Penang which carrying residential title. Would like to seek all sifu advise if we can use those residential title shop lot to rent / run for business, i.e. boutique hotel, cafe, restaurant etc. Is it possible to apply to convert the residential title to commercial title? What are the risks of buying shop lot with residential title? TQ.

Been there last week and noted quite many empty shops there especially the Strand Garden office.... Wonder why those owner wiling to let those shops vacant instead of reducing their rental rate to attract some tenants... Maybe those shop owners are super rich... Or because no one willing to take up those shops even with cheaper rental rate?

any friends here had experience house toilet bowl opened automatically? Lately has experience this, wonder if there's something hiding inside the toilet pipe....would appreciate if any friend here can share his/ her own experience... my house is a DSL house and I have seen rats running at drain outside my house before...

Bumi Auction Condo- can non bumi buy it?

Dear friends,

Saw an auction condo lately, 2443 sf and the auction price is about RM1.16 Mil. The Condo is freehold bumi unit and very low density.
Can anyone here give some comments if non bumi can buy for it? If there's outstanding maintainance fees from the previous
owner, who should actually bear for it? the auction bank or the buyer? Thanks

Any friends been to The Strand Red Carpet lately? Was there in February 2015 and was bit shock that the Red Carpet Boulevard in front of Strand Mall appear to be like pasar malam street which have many small stalls selling things and even some hawker stalls .... Phenomenon looks unmatch with the Red Carpet Boulevard France designed....Strand Mall inside also very queit...The Management really need to make some effort to alive the place...

CASA INDAH Condo, Kota Damansara

Dear friends,

Recently saw selling price for Casa Indah 1 Condo is lower compared with earlier when MRT project announed. Any friends here can comment if its worth to buy now for investment i.e. collect rental now and maybe for own stay in future. Saw quite many empty units for rent and wonder rental yield could be higher? Loction wise I think Casa Indah 1 is very strategic as it's walking distance ( about 500 m) to Dataran Sunway MRT and shop houses in Dataran Sunway...
