Hey everyone, seems like there will be a new launch of 61 super link houses in KL East

I've asked one of the agents a few months back for the master plan of KL East and this will be the last landed development there

From what I heard from last time, the price will be around RM2mil, but will update here when there's more info

Living in Bukit Antarabangsa

Hi everyone,

Just wondering if there are any residents of BA here? As I’m interested to know how is it like living in BA.

Information online are quite limited and it’s mostly about landslides, so I would also like to know for long-term residents; is it really a big concern for you?

Would love to hear some thoughts as this is still a very serene place, and from what I’ve gathered - there’s quite a strong community there.

Tenancy Agreement (Landlord)

Hi all,

May I ask as a landlord, we have the rights to not renew or extend the Tenancy Agreement once it has expired correct?

And would a short WhatsApp message for 2 month notice to the the tenants be enough?

And if there is no agreement but the tenants still stay on, they would be considered illegal right?

Will Landed House Continue to Appreciate?

Hope you all have a great morning!

Would like the perspectives of all the sifu’s.

What is your take on the value of landed property? Will it continue to appreciate further or will it hit a certain ceiling price even after 10 years?

I understand that there are a lot of factors that come in to play. Especially factors such as location, whether it’s guarded or not, strata, micro elements, link houses or semi d’s etc

But for the sake of the argument here, let’s say for terrace house in places such as Ukay Perdana or Setapak. (Not the usual prime location such as PJ, Bangsar, Bukit Damansara etc)

Do share your views here.

As I personally believe that in some landed houses that they will hit a ceiling, take USJ 6 for example. I really don’t believe it will go up to a million and it probably has hit the price ceiling already.

Taman Sri Gombak & Taman Bukit Permata

Hi all,

Just curious on the price difference between Taman Sri Gombak and Bukit Permata

From Property portals I can see that landed for Taman Sri Gombak can be purchased for around RM400K+

While Bukit Permata ranges from RM650k to RM1mil

Are there are obvious reasons for this that only the locals know? Or is Bukit Permata just considered a higher-end area due to it being slightly newer and more private?

Hi all,

Just for a bit of context, as I’ve been working in KL for the past year and have been exploring around the neighbourhood (Setiawangsa, Wangsa Maju etc).

I’ve taken quite a liking to Taman Melawati and am looking to settle down here in the near future with my future wife and family.

So just wanted to post this here to ask for how is it like? Is the traffic really bad due to the MRR2? I know there are a few Chinese restaurants in the commercial area near Melawati Mall, so are there anything else?

Decide to post this here instead of Property Talk as I’m looking for more advice from locals and not really asking for any particular condos.

If any one of the locals or people who have stayed there can share some tips.

I would really appreciate that.

Problematic Tenant

Hi all,

I know this topic comes out every now and then, but I would like some advice from home owners or lawyers who have dealt with situations like these before.

Before we actually signed the TA, this tenant promised me that she was a good paymaster and that she is a good person who will take care of the house.

As it was my first time being a landlord, I was naive and took her word for it and even lowered RM100 for the rental payment for her.

Low and behold after being my tenant, all the patterns have finally come out.

Always need to remind and chase for payment on the 7th and always finding faults with the condo and the management.

Other issues:

Just 2 weeks ago, one of her cats caused some problems with the neighbours. (Initially she did tell me that she has a cat and I told her that it's fine with me as long as it doesn't disturb anyone and that it be kept indoors.)

But when my agent (who is helping me with handling this tenant) went to the condo to fix the aircond, he found out she has more 5 cats in the vicinity and called me to informed me.

She got furious that the agent told me about it and complained to me, that the agent was harassing her and her privacy.

I told her again that I'm fine with it as long as it doesn't disturb anyone.

And to no one's surprised, I received a call from one of the neighbors while at work. Saying that my tenant's cat has been peeing in someone's house and even stole someone's fish and was a nuisance. Thankfully, the management has worked it out between the tenant and the people who have been affected and has also told me that this will be her final warning; if it happens again they will take action; which I agreed and also told the tenant.

But the tenant kept denying that it was her cat who did it, but the management has told me that they have CCTV footage but since its been dealt with. I just warned her again.

Recent issue:

After all the fiasco with her, I've decided to not be in contact with her anymore and let the communication go through between me and my agent.

Of course, I have told her this in the message before I decided to go no contact.

Now she has decided to not pay for the electricity bill and the water bill, just today when I asked my agent to contact her (as the TNB is still under my name, as she keeps on delaying to change to her name). She decided to scold my agent and saying that he keeps harassing her. When in fact, I was just asking him to ask her to pay for the bills as it was the due date.

We have reminded her for the utility bills earlier this month but she said it was not the due date yet and she will not pay, but today when we asked her for it. She scolded my agent back instead and said that she already has paid for rent.

I'm afraid that she may take advantage of paying late rental but not paying the utility bills, so that we are not able to do anything to her since she would argue that she is still paying rent.

I've gone through the TA and it is stated that the tenant is responsible for paying the utility bills and she has actually breached one of it already, so I wanted to ask for some advice on what should I do?

As based on her previous pattern, she is problematic and I don't want to only take action when it is too late. Since she has already shown the real side, I want to avoid any further complications before it becoming worse.

Rent or Own Stay

Hi everyone,

Would just like some of your kind advice for my current situation:

I bought an older condo early this year with the help of my parents for half of the down payment, the condo in question is Tropika Paradise in USJ 17 Subang Jaya.

Bought it for RM400k+ and my monthly repayment is now RM1,680 per month with the maintenance fee being RM330.

The condition of the interior is okay but it's a bit dated and old, so if I were to stay there I have to renovate the place which will have another major cost.

I'm having a bit of trouble deciding whether I should rent this out or slowly save for the renovation cost and live on my own, as right now after paying for the installment and maintenance fee, I find it hard to save.

Just trying to look for your point of view, if you were in my shoes. I have a bit of reservation with renting as I already bought some nice furniture's for it (which is still being kept in the store, as we have asked them to deliver it when I'm ready to move in) and I'm not sure if I am able to handle it if I get a bad tenant.
