My HL bank person from PBB told me it's necessary. @.@

The bank charges that i saw on their website is ridiculous.

Booking deposit for buying sub-sales house

Hi guys, currently I going to buy a house (sub-sales) soon, 1st time buyer here. Scare kena scam.

So want to ask,

1) If I want to get his property deed for valuation, do I need to pay a booking deposit to the seller (house owner)? By check/by cash? Usually how much?
2) Also, If my loan application is rejected / the deal is cancel, can I get my deposit back?
3) Do I need to prepare some legal document for the seller to sign, to acknowledge that he has received my deposit and will provide refund if the deal is off?
Example: Booking Deposit receipts / Letter of Offer to Purchase
