Recommendation on first property(KL/Selangor)

giraffejun — Fri, 27 Nov 2020 20:05:46 +0800

Hi guys, i am looking for recommendation on my first property.

Requirement :
Year of completion : 2021-2022 (Im still 24 this year)
Square ft : 800-1100sqft
Price : 600k-750k
Plan : Move in during 2021-2023, and plan to rent out here 3-7 years afterwards
Prefer :
-More premium facilities like gym etc
-Easy to rent out in the future
-Surrounding area like building and environment better
Place :
Prefer KL area like Bukit Jalil, OUG, or even PJ.

Condo im looking at now :
A)8th & Stellar in OUG
-fits most of my requirement
B)FarEast in Kuchai Lama
-not sure if the place is too congested, and surrounding macam not too nice

Feel free to comment and recommend me !

Need financial advise (Investment)

giraffejun — Sun, 06 Sep 2020 19:57:21 +0800

Hi guys, i am relatively new to investment. Would love to hear advice/tips from all sifus to increase my wealth.

Little bit about my current stats :

- Single, mid 20s.
- Self-employed business man (main shareholder in a very small own company)

-Monthly income : RM5000
-Dividend bonus m/year : RM30000+- (not confirmed as my company only gives out 100k to shareholders as bonus and the rest profit will be kept)
-Company earning around 600-800k per year.
Side income : RM200k-700k (depends on my effort/luck/market), this year generated around RM600k.

-Expenses :
Around RM4300 after medical insurance etc
-No car loan, house loan yet

-My portfolio
FD : RM300k
Cash : RM1m
Stocks : RM400k
Rolling for side income business : RM200k
Mutual fund etc : few k only, negligible

So, im a quite busy person as im a business person as company is growing now.
What are the best ways to diversify my portfolio? Where should i invest my money?

Im looking to invest 300k to Public mutual funds but heard that the return is even lower than KWSP??
Also planned to invest in FSM since the fees are lower?
Im still studying on stocks and shares.
Looking for something like ASNB too.

-Future plan in my mind now :
FD : 200k
Cash : 200k
Side income business rolling : 200k
FSM : 200k
Stocks for short term : 200k
Stocks (blue chip) : 300k
Growing stocks : 300k
Business opportunities : 100k
And the rest : 100k down payment for new house

What do you guys think? 🙏🙏 Am i heading to the right path for financial freedom?

TIPS on FRED PERRY :
1. Check if the logo is round or not, usually fake one will have not really round shape.
2. Check if there is watermark on the wash label(only apply on fred perry polo that released after 2014!, before 2014 don't have watermark and have different wash label)
3. Check if the QR code on the last page of the wash label can be scanned, download "Qrafter" on apps store(recommend QR scanner in Rarestreet opinion), usually the authentic one can be scanned, sometimes it takes quite long to scan it.
