How to apply higher loan than purchase price

Hi Sifus,

I am about to purchase a freecold condo. It is a subsale purchase. Market value based on bank valuation is RM650k. Owner is willing to sell it below market value by 15%. Sales Agent told me I can apply for higher bank loan based on market value but will need to prepare a separate document with owner. Owner also agreed to the markup value.

Question,
1) what is the step by step process of doing this? I Never done this before.
2) Is the SPA should based on loan amount(RM650k) or discounted price (15% lower).
3) What other documents need to prepare?
4) Will the bank allow this since I am using their lawyer? If no, what other alternatives to do?
5) any other implication if I apply for higher loan.

Your expert advice is much appreciated.

Child Education Insurance

I was approached by an agent in regards to this.

The insurance is for my child till he is 21 years old. He is now 4 months old and i will need to pay monthly RM 500 for an insured sum of RM 100000. When he reaches 21, we can withdraw the amount plus interest for his study. If we need to withdraw when he is 18, they will provide loan with interest rate based on BLR payable for 5 years. Loan will be offset with the insured amount taken. Is this a good invetsment for my child. Based on the calculation by the time is 21 years, we will getting the amount of RM140k for the initial insured amouont of RM 100k which is 40% return equivalent to a 1.9% return per year.

Pls let me know your views and what other scheme I should consider?
