            <title>(Urgent) Renewal of Tenancy Agreement</title>

            <description>Hi, I&amp;#39;m in a midst of renewing a tenancy agreement with my landlord. It is a 1+1 agreement and I&amp;#39;ve been renting since June 2019.&lt;br /&gt;&lt;br /&gt;The renewal clause in the current agreement looks like this:-&lt;br /&gt;&lt;br /&gt;&amp;quot;At the expiration of the term hereby created, the Tenant shall have an option to renew the tenancy of the Demised Premises for such further period stated in Section 6 of the First Schedule on the same terms and conditions herein appearing save and except that the amount of the rental payable shall be based on the then prevailing market rate to be agreed upon by both the parties hereto PROVIDED ALWAYS that any increase in the rental for such further period shall not exceed fifteen per centum (15%) of the current Monthly Rental under this Agreement and PROVIDED FURTHER that the written notice of such intention to renew is given by the Tenant to the Landlord not later than two (2) months before the expiration of the term of this tenancy.&amp;quot;&lt;br /&gt;&lt;br /&gt;My question is: Am I still allowed to negotiate any change in the terms and conditions for the renewed agreement, regardless of the phrase &amp;quot;same terms and conditions&amp;quot; in the above renewal clause?&lt;br /&gt;&lt;br /&gt;The reason is because I would like to change the early termination clause to allow me to terminate the tenancy before the expiry of the 1-year term AND get back the security deposits as long as I provide sufficient notice. Currently the landlord is entitled to forfeit the deposits if I terminate the tenancy before completing the 1 year for whatever reason.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve tried suggesting to the landlord to convert into month-to-month tenancy but she insisted on having a new TA.&lt;br /&gt;&lt;br /&gt;Thanks in advance.&lt;br /&gt;</description>
