Which bank loan offer should I sign?

Recently I had applied housing loan from few banks all got approved but looking at the rate offer by them, I

Public Bank : offered 1st year 4.35%, 2nd year onward bounced back to normal rate
Maybank : offered 4.5%

I heard that public bank will let you have a low rate 1st year but after that they will increase the the rate to very high rate. Anyone experience this before?
And Maybank is actually my salary releasing account, if go for Maybank I assume it's easier for me to pay the installment?

Don't know how to choose.....

Saw this company booth at the klcc career fair last weekend and they are like asking everyone to fill up a survey including me, after the survey form filling, they had a short interview with me asking some general questions and telling me about what their company is doing.

Then they said they are looking for people who suitable to become finance advisor and join their company.

Now i got a call from them saying that i am shortlisted and asking me to go to their office for training. I have zero finance knowledge.

I'm having a doubt and feeling that they might not actually offering a permanent job and just asking everyone to go to their training and start selling their plan/product...something like direct sales..

Anyone heard of this company or went to their training before? Can share some thought?
