Dear sifus,

I am currently planning to get my first property for own stay in Klang Valley, so want to ask for some opinion on the property financing. Sorry if my questions sound noob as I am new to the property.

My scenarios:
1. I am planning to get a sub-sale unit for RM300,000 to RM350,000. Is it really need to fork out at least RM50,000++ for the 10% downpayment plus legal fee and stamp duty for S&P & loan agreement?

2. Can we negotiate with the owner to put higher price in S&P and give me discount as the partial payment for the 10% downpayment provided supported by bank valuation on the property price? Is it possible as I think this doesn't really benefits the seller (need to pay higher stamp duty fee etc) unless they are letting go urgently and also what are the risk I need to bear? (Like seller suddenly pusing?)

3. If no. 2 is a no, can we withdraw from epf account 2 for the 10% downpayment? If I was not wrong we need to pay the DP first and get S&P done only we can withdraw and bank in to my bank account right?

4. Currently renting a room in KL, planned to get sub-sales which can move in as soon as possible as my current landlord planned to increase the rental in near future. The entry cost for new properties are lower but with my budget I think it's hard to get a new property from developer as most of the new properties selling now are above my budget.

5. Don't plan to get the DP from PAMA account but sad to tell I don't have 50,000 in bank account despite working for 3 years after graduate. The most I can fork out by my own at the moment is RM30,000 including amount from EPF account 2.

So the how should I get the DP financing for my plan? Agreed with seller and jack-up the selling price in S&P and give discount? Wait for another year try to save for another RM30k only start talk about property? Or pay minimum entry cost to get a new unit which is within my budget from developer and help my landlord to repay his loan for the time being?

On a side note anybody currently staying at Rhythm Avenue @ USJ 19? How was the environment there in terms of safety and tenant mix? what I knew is the mall below is dying and need to pay monthly rental for car park as no car park for residential unit. But I really like the proximity to future lrt station which is just across the road.
