Jaya One vs Glomac Damansara

Hi All

would just like to hear your opinion. I am looking for a new home in PJ area and finally filter down to these two, Jaya one vs. Glomac Damansara, with similar size and location are also quite close to each other. below are my view so far

1. Size : I am eyeing the 1k+ sqft with two car parks, so both are of similar size, Jaya - 1051 sqft while Glomac 1022 sqft
2. Price : Jaya One cheaper by about 100k+, Jaya one 820-850k, Glomac 950-1mm
3. maintenance : Jaya one 0.35 per sqft, utilities commercial rate, Glomac utilities residential rate, not sure about maintenance though
4. Tenure : Jaya One Lease hold, Glomac-free hold
5. Accessibility : Glomac better with easy access to highway and MRT just nearby, Jaya One need to spend more time to get in and out
6. surrounding : I like Jaya one more than Glomac due to more shops within walking distance, not sure about if the Glo mall will be a success or not.

so overall, I like Jaya One due to lower price ( 100k!) and the convenience with a lot of shops and eatery within walking distance. I also like the design and layout more modern feel compare to Glomac squarish and traditional design ( just my own opinion) but however on the other hand, Glomac with better accessibility, cheaper maintenance cost ( easily 500 RM cheaper) and is a free hold property.

so guys, appreciate you can share your view, thanks
